Historic Main Street Buildings Redeveloped Into Vibrant New Spaces

Buildings in 100 block of Main Street redeveloped.

HOUSTON – NewForm Real Estate, led by investor Dan Zimmerman, has completed the redevelopment of two historic buildings at the corner of Main and Commerce streets.

The project preserves the three-story Raphael Building at 110 Main Street, originally constructed in 1876, and the five-story Dorrance Building at 114 Main, built in 1903. Together the properties provide approximately 16,950 square feet of creative office space and 12,159 square feet of retail space.

CBRE leasing agents Sasha Levine and Lacee Jacobs are handling retail leasing for the development, which is branded as Main&Co.

With a strong focus on preservation and sustainability, Main&Co blends original historic features—such as exposed brick walls, timber ceiling beams, large windows, and skylights—with refurbished hardwood floors, modern stainless steel kitchens, remodeled private en-suite bathrooms, and a rooftop solar array.

“The renovation of these two iconic structures emphasizes restoring and retaining as much of the original interior character as possible, while integrating modern, sustainable amenities and the conveniences typical of contemporary, state-of-the-art buildings,” said Dan Zimmerman of NewForm Real Estate.

Main&Co already houses The Cottonmouth Club and Lilly&Bloom, two cocktail lounges on Main Street, as well as LCD Gallery, a contemporary arts space. The site is conveniently served by a Metrorail line that runs directly in front of the buildings, enhancing transit access for tenants and visitors.
