HOUSTON – (Realty News Report) – Regent Square, a major urban infill development in Houston’s Allen Parkway Corridor, has begun leasing The Sterling, a 590-unit multifamily anchor.
Developed by GID Development Group, Regent Square will transform 24 acres along key stretches of Allen Parkway and W. Dallas Street, just steps from River Oaks, Montrose, and Buffalo Bayou Park, and only minutes from downtown, Memorial Park, and The Heights.
Initial move-ins at The Sterling are scheduled to begin in December 2021. A marketing center will open at 1203 Dunlavy Street to welcome prospective residents and the community.
The marketing center will also function as an extension of Regent Square’s temporary programming venue, The Parkway. A series of complimentary community events—ranging from outdoor movie nights to artisan markets—has already helped shape a strong sense of place at the neighboring outdoor space on Allen Parkway at Dunlavy Street, ahead of Regent Square’s Phase 2 rollout. This fall, the marketing center will host additional events and activities to further engage residents and visitors.
Phase 2 of Regent Square will feature 55,000 square feet of pedestrian-oriented retail storefronts, including three freestanding restaurants with large rooftop decks. These retail elements will frame two activated green spaces, a signature water feature, and a pedestrian promenade. Confirmed tenants include London-based entertainment concept Flight Club and Houston culinary group Underbelly Hospitality.
“With these three restaurant spaces and their remarkable rooftops straddling W. Dallas and Dunlavy, it’s fair to say that this intersection and its energy will be unlike anything in Houston,” said James Linsley, President of GID Development Group. “Just as we’ve set out to do with the public-facing environment at Regent Square, resident spaces at The Sterling will also wow.”
Announced in spring 2019 and positioned at the heart of Regent Square, Phase 2 is intended to accelerate the Allen Parkway corridor’s transformation into a vibrant, walkable, and genuinely mixed-use district. The phase was designed by Boston-based CBT in collaboration with Houston’s OJB Landscape Architecture, combining retail, restaurant, and residential uses with an elegant park and tree-lined streets and sidewalks. Arch-Con is the general contractor and JLL is overseeing retail leasing.
