Massive Warehouse Development Transforms Former Airport Site

CYPRESS, Texas – (Realty News Report) – Trammell Crow Company, one of the nation’s largest commercial real estate developers, together with joint-venture partner Clarion Partners, has broken ground on Weiser Business Park at the former site of an airport in northwest Houston.

Major Spec Project Underway

Weiser Business Park will ultimately encompass more than 1 million square feet of industrial development on a 130-acre site along Highway 290, approximately 20 miles northwest of downtown Houston.

The site originally opened as F.H. Jackson Airport in 1945, was renamed Weiser Airpark in 1963, and operated until its recent sale for redevelopment.

Located in a strong industrial submarket, the former airport tract is considered highly desirable in Northwest Houston. Demand for warehouse and distribution space in the region has surged in recent years, and construction and absorption of industrial product in Houston have remained robust.

The first phase of Weiser Business Park will deliver three speculative Class A industrial buildings totaling 557,490 square feet. Phase I is scheduled for completion in the second quarter of 2022.

Building 1 will be a 75,890-square-foot rear-load facility featuring 128 vehicle parking spaces and a 28-foot clear height. Building 2 will be a 223,400-square-foot cross-dock building with a 32-foot clear height, 229 parking spaces, and trailer parking. Building 3 will be a 258,200-square-foot cross-dock facility with a 32-foot clear height, 260 parking spaces, and trailer parking.

Additional 520,000 SF in the Pipeline

Leasing for the project is being handled by Robert McGee and Taylor Schmidt of Lee & Associates. Construction on a fourth building is expected to begin in early 2022, adding roughly 520,000 square feet of industrial space to the park.

“Weiser Business Park is located in the heart of the Northwest Industrial Submarket, an ideal distribution point for companies in the e-commerce, consumer goods, and homebuilding sectors due to its proximity to The Woodlands, Katy, and expanding master-planned communities such as Bridgeland and Towne Lake,” said Jeremy Garner of Trammell Crow Company’s Houston office. “Delivering a project of this scale in a well-connected infill location, with direct frontage and access to Highway 290, will appeal to industrial tenants seeking proximity to customers and strong brand exposure.”

The development is served by a newly constructed extension of Fallbrook Drive, which connects Huffmeister Road to Highway 290.
