Hines Adds Tenant as New Downtown Houston Skyscraper Nears Completion

HOUSTON — Russell Reynolds Associates, a leading global executive search and leadership advisory firm, has signed a 10-year lease for 15,000 square feet on the 35th floor of 609 Main at Texas, the new downtown office tower developed by Hines.

Russell Reynolds Associates was represented in the lease negotiations by John Burke of JLL. Michael Anderson and Damon Thames of Colvill Office Properties represented Hines in the transaction.

The 48-story, 1,050,000-square-foot Hines office tower is scheduled for completion in January 2017, according to a Hines press release. With this lease in place, 609 Main at Texas is now more than 50 percent leased. Other prominent tenants in the building include Kirkland & Ellis LLP, Orrick, Hogan Lovells and United Airlines.

The office tower occupies Block 69 at the southeast corner of Main Street and Texas Avenue, near the historic Rice Hotel lofts. Hines has owned Block 69 since 2008.

Designed by Pickard Chilton, the building is pre-registered for LEED certification and is being developed with the goal of achieving LEED Platinum. The project is part of the Hines CalPERS Green (HCG) development fund, a partnership dedicated to delivering sustainable office buildings.

When construction began on the tower roughly three years ago, the building was among the largest speculative office projects underway in the United States.
