PEARLAND, Texas — Dunhill Partners, a Dallas-based investment firm, has acquired The Center at Pearland Parkway I, a 167,704-square-foot shopping center located on the eastern side of Pearland.
The property was previously owned through a joint venture between Stream Realty Partners and Thackery Partners, also based in Dallas. Brokers Rusty Tamlyn and Ryan West of HFF represented the sellers in the transaction.
Positioned at the intersection of FM 518 and Pearland Parkway, the center benefits from strong visibility and steady customer flow. Prominent national tenants include Ross Dress for Less and T.J. Maxx, and the center sits adjacent to an HEB grocery development, which contributes consistent foot traffic and enhances the retail destination’s draw.
“This center represents a strategic acquisition for Dunhill,” said Ralph Tullier, Managing Director of Retail at Stream Realty Partners. “It occupies an excellent location, features national tenants that are outperforming expectations, and is surrounded by a mix of established neighborhoods and new residential construction.”
The Center at Pearland Parkway sits on Houston’s southern outskirts and was developed in multiple phases. Initial construction began during the early stages of the recovery that followed the Great Recession, with Phase I completed in 2014.
“Because of the spacing between the two nearest major retail nodes, The Center at Pearland Parkway allows tenants to serve an underserved trade area with limited direct competition,” added Mark Sondock, Managing Director of Retail at Stream Realty Partners.
Building on the momentum of Phase I, Stream Realty Partners recently finished Phase II. The developer is marketing additional anchor and inline spaces as part of The Center at Pearland Parkway II, which includes cross-access to the neighboring HEB site to maximize customer convenience and connectivity between shopping areas.
Pearland Parkway is a relatively new north–south arterial that links FM 518 to Beltway 8, improving regional access. The shopping center is also within a short distance of Friendswood, making it accessible to a broad residential base across the southern Houston suburbs.
