In this transaction, the tenant mix at 7555 Bellaire—anchored by a thrift retailer and complemented by health and fitness services—adds resilience to the center’s revenue profile.
Marcus & Millichap’s role in marketing the property on behalf of XJ & K Property LLC culminated in a successful outcome, with Bellaire Kingtown LLC acquiring the asset. The brokers highlighted the property’s strategic location and diversified rent roll as key factors that drove investor interest during the sales process.
This transaction underscores investor demand for neighborhood-scale retail centers that serve everyday needs and benefit from strong local demographics.
