HOUSTON – Hines has broken ground on a six-building industrial development totaling 1.2 million square feet just north of Beltway 8 on Houston’s south side.
These six buildings, which front West Fuqua Street, comprise Phase Two of Hines’ 120-acre Boulevard Oaks Business Park. Leasing is being managed by Jim Foreman and Allison Bergmann of Cushman & Wakefield. The park sits roughly seven miles due south of Hines’ headquarters at Williams Tower.
The new project adds to a wave of recent warehouse construction along the southern arc of Beltway 8 from the Southwest Freeway to Telephone Road. Developers active in the corridor include Clay, Trammell Crow, Stream Realty, the firm of Welcome Wilson, and others. Previously, Hines developed distribution buildings at the Beltway and the Fort Bend Toll Road intersection, where Amazon also operates a distribution facility.
Hines reports the second phase of Boulevard Oaks is expected to be completed in the third quarter of 2020. The site is adjacent to a Joe V’s Smart Shop, a discount grocery banner within the H‑E‑B family.
Burton Construction serves as general contractor for Boulevard Oaks, with Powers Brown acting as architect of record.
Laura Denkler, Director at Hines, said: “We are particularly proud of the look and feel we are creating at Boulevard Oaks, and the market response has been exceptionally positive. Achieving more than 90% pre-leasing on Phase One at the time of substantial completion speaks to the location, accessibility, and building quality within the park.” The 450,000-square-foot Phase One is currently 95 percent leased.
