TOMBALL, Texas – (Realty News Report) – The former corporate headquarters of BJ Services, a site encompassing 70 acres and multiple buildings, has been acquired by the Tomball Independent School District for use as an elementary school and other educational facilities.
The Class A office and industrial campus sits just east of the expanded SH 249 Tollway, also known as the “Aggie Expressway.” The property includes more than 235,000 square feet of office space, including over 33,000 square feet dedicated to laboratory areas, as well as roughly 300,000 square feet of industrial warehouse and crane-served manufacturing space. The overall site also offers 20 acres reserved for future expansion.
Tom Condon Jr., Greg Cizik and Edward Edson of Colliers represented the seller in the transaction. The Tomball school district was represented by Mario Arriaga of First Group Commercial Real Estate.
$39.5 Million Plus Closing Costs
“The purchase of the former headquarters of BJ Services is a game-changer for Tomball ISD,” said Dr. Martha Salazar-Zamora, Superintendent of Schools. The district agreed to acquire the BJ Services property at 11211 FM 2920 for $39.5 million plus closing costs, using reserve funds from its general fund.
Prior to the pandemic, Tomball ISD had been in talks with BJ Services about creating an Academy of Energy on the site. Those discussions ended when BJ Services, an oilfield services company involved in hydraulic fracturing, filed for Chapter 11 bankruptcy in July 2020.
“While the original plans for our Academy of Energy and International Business did not come to fruition, we are elated that this purchase brings us closer to fulfilling our vision to expand opportunities for all students—from strong academics to Career and Technical Education course offerings,” Salazar-Zamora said.
Tomball ISD is evaluating the possibility of relocating Tomball STAR Academy, its early college high school program, to the new campus.
“Adding BJ Services’ extensive industrial park and advanced laboratory space will enable Tomball ISD to expand our Career and Technical Education programs and provide students with hands-on training in facilities that mirror industry standards,” said Karla Sandoval, Director of CTE. “This supports our goal of ensuring students gain the technical, academic and employability skills needed for successful careers.”
Founded in 1908, Tomball ISD covers 83 square miles across northwest Harris County and southwest Montgomery County, about 30 miles northwest of downtown Houston. The district serves more than 19,000 students across 22 campuses.
Other BJ Services Properties
Colliers reported receiving multiple offers from local and out-of-state buyers for the Tomball BJ Services property.
Colliers is also marketing a BJ Services facility in Odessa in the Permian Basin. Listed at $10,750,000, that 78-acre site includes 40,000 square feet of office space, 126,000 square feet of warehouse space, laboratory facilities and related buildings.
Near the Bakken Shale formation in North Dakota, Colliers is marketing a 111,366-square-foot BJ Services industrial campus on 43 acres located in Dickinson, N.D.
