Spaces Launches Two Co-Working Office Locations in Houston
Spaces location in Kirby Grove offers modern office space.
HOUSTON – (Realty News Report) – Spaces, a global leader in the co-working industry, is opening two new locations in Houston, Midway announced.
Spaces, recognized as a pioneer in creative and flexible workspaces, has leased space in Houston’s Innovation Corridor at GreenStreet, located at 1201 Fannin in downtown Houston. The company secured 63,000 square feet in GreenStreet, a Midway mixed-use development spanning four blocks along the east side of Main Street.
In addition, Spaces has leased 60,789 square feet at CITYCENTRE One, 800 Town & Country Boulevard. CITYCENTRE is a mixed-use project developed by Midway near the intersection of the Katy Freeway and Beltway 8.
Both new Spaces locations will emphasize community and the exchange of ideas, the company said in a statement.
Spaces was represented in both transactions by CBRE brokers Mike Cleary, Senior Vice President; Kevin Saxe, Senior Vice President; and Kevin Kushner, Senior Vice President. GreenStreet’s team included Damon Thames, Vice President; Connor Saxe, Director; and Vince Strake, Leasing Representative with Colvill Office Properties. CITYCENTRE was represented by Michael Anderson, Executive Vice President, and Connor Saxe, Director, also with Colvill Office Properties.

Fernando Urrutia, Vice President of Real Estate Asset Management for Lionstone Investments, the owner and operator of GreenStreet in partnership with Midway, said Spaces at GreenStreet will attract innovative, agile, and collaborative companies moving into Houston’s Innovation Corridor. That corridor connects the Texas Medical Center and Rice University to Downtown via the METRORail Red Line along Main Street. “Fast-growing, dynamic companies seek the flexibility and collaborative community Spaces provides, and GreenStreet is an appealing location for those firms,” Urrutia said. “GreenStreet offers Spaces a campus-like presence on Main Street.”
Recently, the startup accelerator MassChallenge announced plans to open a facility for entrepreneurs within the GreenStreet project. Venture capital investors often follow startups participating in MassChallenge programs.
A report from Startup Genome and the Global Entrepreneurship Network highlighted the disruptive and creative potential of innovation ecosystems like Houston’s, where emerging technology entrepreneurs work alongside established industry leaders.
Spaces first entered the Houston market in another Midway development, Kirby Grove, near the intersection of Kirby Drive and Richmond Avenue inside Houston’s Inner Loop.
“We’re excited that Spaces selected two more Midway properties after launching in Houston at Kirby Grove on Levy Park,” said Chris Seckinger, Vice President and Investment Manager for Midway. Spaces at GreenStreet will feature a collaborative workspace community with team rooms, co-working areas, private furnished offices, phone booths, meeting rooms and a 3,000-square-foot rooftop patio. The GreenStreet Lawn provides an outdoor gathering space for live music, alfresco dining and casual networking. Alongside restaurants, retail, local art installations and a rotating events calendar, GreenStreet is also home to Hotel Alessandra and the House of Blues concert hall.
Spaces at CITYCENTRE will occupy nearly 61,000 square feet in the CITYCENTRE One office building, placed at the center of a mixed-use environment that includes retail, dining, fitness, offices, residences and landscaped public space. The CITYCENTRE district has been recognized by the Urban Land Institute as the “People’s Choice Development of the Decade.” Spaces members at CITYCENTRE will also gain access to a global network of more than 3,300 flexible workspace locations.
