ODESSA, Texas – Archway Properties has begun construction on a 28,222-square-foot build-to-suit office and industrial facility for TEAM Inc., a Sugar Land-based industrial services firm establishing a permanent presence in the Permian Basin of West Texas.
The single-story office/warehouse will be built on a 5.2-acre site at 196 Allen Brown Rd. in Leeco Industrial Park, Odessa. The building will include a 7,000-square-foot office to support TEAM’s engineers and technicians and 21,222 square feet of warehouse and light-manufacturing space. The industrial area will be equipped with a five-ton bridge crane to accommodate heavy lifting and fabrication work.
“TEAM needed a facility in the Midland-Odessa area to serve its pipeline integrity and maintenance customers in the Permian Basin,” said Ben Allen, a partner with Archway Properties.
Archway, a Houston-based developer, and TEAM have executed a long-term lease for the Odessa project, which is scheduled for completion in early December. The site plan preserves space for future expansion: the building and an adjacent storage yard will occupy approximately 3.5 of the 5.2 acres, leaving room to grow when the tenant requires additional capacity.
“TEAM’s core operations at the Odessa facility are relatively resilient to oil-market fluctuations because pipelines require ongoing maintenance regardless of production levels,” Allen added. “That inherent resilience enabled us to move forward with a build-to-suit project for a new client despite present challenges.”
Archway Properties has offered turnkey build-to-suit lease options since the company was founded in 2002. The developer focuses on ground-up construction and renovation of industrial build-to-suit projects across Texas, delivering facilities that range from roughly 20,000 to more than 200,000 square feet.
“Archway’s experience with manufacturing facilities and its flexibility to partner with general contractors statewide provided the advantages that TEAM needed,” Allen said.
Joe R. Jones Construction Inc., based in Weatherford, Texas, serves as Archway’s general contractor for the Odessa project.
TEAM Inc. delivers specialized industrial services such as leak repair, hot tapping, emissions control, concrete repair, energy management, and mechanical inspection services. The company also manufactures industrial equipment and positions itself as an integrated, digitally enabled provider of asset performance assurance and optimization solutions.
