New Austin Neighborhood Development Underway

AUSTIN – (Realty News Report) – Home construction is now underway at Homestead at Old Settlers Park, a 178‑acre master‑planned community located north of Austin in Round Rock.

Austin continues to be one of the nation’s fastest‑growing markets and remains a top destination for people relocating from California. Major employers have expanded in the region, with Oracle moving its operations to Austin and Tesla building a 4‑million‑square‑foot manufacturing facility in the area.

Two well‑established builders will develop homes at Homestead at Old Settlers Park: Tri Pointe Homes, which has operated in Texas for more than 50 years under the Trendmaker Homes name, and Meritage Homes, a top‑ten national homebuilder.

Tri Pointe Homes will construct 217 single‑family homes on 50‑ and 70‑foot lots, while Meritage Homes will build 263 homes on 45‑foot lots. The community sits just north of Highway 79 and directly adjacent to Old Settlers Park in east Round Rock.

Planned and developed by Meritage Homes, Homestead at Old Settlers Park will include extensive recreational amenities, walking and biking trails, and more than 20 acres of parkland, creating a neighborhood designed for active outdoor living and community connection.

“We are very excited about this excellent infill opportunity in the top homebuilding metro in the country and to partner again with the talented Meritage Homes team,” said Bryan Havel, division president at Tri Pointe Homes. “Our new community complements Austin’s steady growth into the northern suburbs while offering fresh, high‑quality product—premium estate lots, thoughtful landscaping, a welcoming neighborhood atmosphere, and strong connectivity to nearby amenities.”

Targeted to young families, first‑time buyers and empty nesters, Tri Pointe Homes’ plans include residences ranging from approximately 1,800 to 3,200 square feet, with three to five bedrooms, two to three‑and‑a‑half bathrooms, and two‑car garages. Meritage Homes will offer homes from about 1,450 to 2,800 square feet, featuring three to four bedrooms, two to three bathrooms, two‑car garages and covered rear patios.

The community is adjacent to the more than 400‑acre Old Settlers Park and is within walking distance of the Dell Diamond baseball complex, placing residents close to major recreational and entertainment destinations.

Initial model homes are expected to be completed in July.
