Planned Major Cold Storage Facility Near Airport Boosts Logistics

HOUSTON – (Realty News Report) – Ti Cold Development is building a 304,000-square-foot cold storage facility in north Houston near George Bush Intercontinental Airport.

Demand for cold storage has surged with the growth of e-commerce as consumers increasingly buy groceries and meal kits online—a trend that accelerated during the coronavirus pandemic.

The new Ti Cold Development facility will be located in East Hardy Commerce Park on the east side of the Hardy Toll Road near Airtex Drive, just west of IAH airport.

When completed, the facility will offer more than 42,000 pallet positions and a refrigerated dock extending 55 feet. Storage environments will be fully convertible between refrigerated and frozen conditions, ranging from minus 10 degrees Fahrenheit to 60 degrees Fahrenheit, allowing flexible temperature-controlled storage.

Ti Cold Development, based in Melbourne, Florida, said the project will be available for lease and build-to-suit opportunities.

“We are developing this Houston location to serve a population that has grown dramatically over the past decade and is expected to continue growing,” said Rob Adams, Principal at Ti. “Saying that demand has outpaced supply of modern cold storage infrastructure would be an understatement. Our goal is to support that need by delivering a sustainable, scalable, and customizable cold storage solution.”

Ti Cold Development is a division of Tippmann Innovation (Ti), which operates offices in Florida and Indiana.

Much of the region’s logistics and warehouse activity clusters near Houston’s Bush Airport. Earlier this year, High Street Logistics Properties acquired the Beltway North Commerce Center, a 352,680-square-foot facility occupied by Air General, a national cargo handling company, and DB Schenker, a global logistics provider. The property was sold by Nuveen Real Estate.
