HOUSTON – (Realty News Report) – New Hope Housing has opened the Dale Carnegie community in Southwest Houston, advancing the organization’s mission to provide safe, affordable housing for people living on limited incomes.
The community is located at 7025 Regency Square Blvd., on a two-acre site in the Sharpstown neighborhood, just west of Hillcroft and near the Mahatma Gandhi District.
NHH Dale Carnegie is New Hope Housing’s eighth affordable single-room-occupancy (SRO) community. The property offers 170 fully furnished studio apartments and a supportive environment for individuals facing financial hardship.
The combined impacts of Hurricane Harvey and the COVID-19 pandemic placed significant economic pressure on many Houstonians. NHH Dale Carnegie serves people who live alone on very limited incomes and who need a secure, stable place to call home.

The community sits in an amenity-rich area near public transit and is immediately south of Harwin Drive at Regency Square, a mixed-use commercial center. It is less than one mile from BakerRipley’s signature campus and federally qualified health clinic, and is close to a full-service grocery store, pharmacy, public library and higher-education campuses.
Micro-apartments range from 280 to 360 square feet. Rents start at $600 and include utilities, cable TV access, a refrigerator, microwave, private bathroom and access to resident services programming. NHH Dale Carnegie is New Hope Housing’s sixth LEED-certified, energy-efficient building; by building green, the organization keeps rents well below market rates and ensures the property remains a sustainable community asset.
Onsite resident support services include case management, access to primary and mental health care, legal assistance, nutrition and health counseling, financial education and life-skills training, and, in some cases, rental assistance. Shared amenities include a theater room, a fully equipped community kitchen and dining area, a library, a business center with computers, a training room, coin-operated laundry facilities, a rooftop terrace and private meeting rooms. The front desk is staffed 24/7 with a single point of entry and monitored security cameras to promote resident safety.

GSMA, Inc. served as architect and Camden Builders was general contractor for the development, with interim construction financing provided by BBVA. The total development cost was slightly more than $30 million.
Major funding sources for the NHH Dale Carnegie capital campaign included Housing Tax Credit equity allocated through the Texas Department of Housing & Community Affairs and invested by Freddie Mac through National Equity Fund, Inc.; HOME funds and Homeless & Housing Consolidated Bonds from the U.S. Department of Housing & Urban Development and the City of Houston’s Housing & Community Development Department; and private contributions from Laura and John Arnold, Houston Endowment Inc., Federal Home Loan Bank of San Francisco, The Brown Foundation, Inc., John P. McGovern Foundation, EOG Resources, Inc., Hannover Company and the Vivian L. Smith Foundation.
