Caldwell Planning 1,200-Acre 55+ Community for Active Adults

WILLIS, Texas – (Realty News Report) – Caldwell Communities has announced plans to develop a 1,200-acre active adult community in Willis, approximately 50 miles north of downtown Houston.

Located just west of I‑45 with direct access to Lake Conroe and situated north of FM 1488, the gated residential development—named Chambers Creek Ranch—will include about 3,000 homes crafted specifically for residents aged 55 and older.

Chambers Creek Ranch will feature a championship golf course designed by Tom Lehman. The property’s rolling terrain and large oak trees will frame the community, and an on-site marina will provide direct boating access to Lake Conroe.

The community will offer more than 100 acres of amenities, including a golf course, an elegant residents’ clubhouse, miles of hiking and biking trails, expansive nature reserves, a central recreational lake, and other outdoor and social features. The design draws on the best elements of active adult communities across the United States.

Caldwell Communities is currently evaluating active-adult homebuilders from around the country. Home prices are expected to range from the $200,000s to over $1 million. A grand opening is anticipated in late 2020.

Chambers Creek Ranch represents Caldwell’s fourth 55+ community. Earlier age-restricted developments from the company include Del Webb Sweetgrass, The Heritage at Towne Lake, and The Trails at Rock Creek.
