HOUSTON – (Realty News Report) – Transwestern Real Estate Services has been appointed by LPC Realty Advisors I to manage leasing for two office buildings located adjacent to The Galleria.
Originally developed by Hines Interests in 1969 and 1976—the same developer behind the nearby landmark mixed-use Galleria project—these office properties occupy a prime Westheimer Road location.
Known as Galleria Park I and Galleria Park II, the two buildings together offer 392,168 square feet of Class A office space.
LPC Realty Advisors, an affiliate of Lincoln Property Company, acquired the towers in 2015.
In 2018, the campus received a comprehensive $15 million renovation that upgraded lobbies with warm wood finishes, added a tenant lounge with refined meeting areas, introduced a 2,000-square-foot conference facility, and modernized the fitness center with full-service locker rooms. The urban corporate campus also features a WiFi-enabled one-acre Grand Lawn designed by The Office of James Burnett, the landscape architecture firm known for projects such as Levy Park and the Allen Center greenspace in downtown Houston.
Transwestern’s leasing team for the assignment will include Managing Director Doug Little, Senior Associate Jack Scharnberg and Associate Megan Snodgrass, who will represent ownership in leasing efforts.
“We are excited to work alongside LPC Realty Advisors to lease this trophy asset,” said Scharnberg. “With the enhanced Grand Lawn, fitness center, conference facility, and immediate proximity to The Galleria, there is no better amenitized office campus in the area.”
Galleria Park I contains 213,700 square feet across 11 stories, while Galleria Park II totals 178,468 square feet over 10 stories. The buildings are located at 5251 and 5333 Westheimer Road.
Positioned a few blocks west of Loop 610 and directly across Sage Road from The Galleria mall, the campus benefits from high visibility and easy access to one of Houston’s primary retail and business hubs.
These office buildings were once part of a larger parcel acquired years ago by Songy Highroads of Atlanta. Songy Highroads sold the two office towers while keeping the remainder of the site for hotel development. On the retained portion, Songy Highroads developed the 12-story, 157-room Hyatt Place Houston Galleria at 5252 W. Alabama and the full-service Hyatt Regency Houston Galleria, a 325-room hotel.
