Who’s Leasing Office Space in Springwoods Village Now?

HOUSTON – (Realty News Report) — Continental Land & Fur Co. and Caliber Solutions have leased office space in CityPlace 1 at Springwoods Village in Spring, north of Houston.

CityPlace 1 was the first multi-tenant office building completed in CityPlace at Springwoods Village and totals 149,500 square feet.

The mixed-use development is being built by Patrinely Group, which serves as managing member of the joint venture with USAA Real Estate and CDC Houston responsible for CityPlace.

Caliber Solutions, a technology advisory and professional services firm, has leased 4,475 square feet on the fourth floor. Continental Land & Fur Co., an independent oil and gas producer, has leased 5,273 square feet on the third floor. Continental Land & Fur Co., Inc. was represented by Jim Pratt of Colliers. Chrissy Wilson of JLL, under the direction of Patrinely’s Dennis Tarro, represented the landlord.

“Securing roughly 10,000 square feet of new leases during this period highlights the high quality of our building and the amenity-rich environment we provide at CityPlace,” said Dennis Tarro, Executive Managing Director at Patrinely Group.

CityPlace 1, located at 1700 City Plaza Drive, currently offers 90,000 square feet of available office space and 12,000 square feet of ground-floor retail space for immediate lease. The building includes new speculative office suites planned for Level 3, including 2,000- and 4,000-square-foot options. Construction is progressing at CityPlace 1, and Bread Zeppelin and Sushi Rebel are scheduled to open later this summer, adding two restaurant options for tenants.

CityPlace is a 60-acre mixed-use development near Interstate 45 and the Grand Parkway corridor and adjacent to the 3-million-square-foot Exxon Mobil campus. When fully completed, the CityPlace project will include a full-service Houston CityPlace Marriott, up to 8 million square feet of Class A office space, roughly 500,000 square feet of integrated retail, and additional multifamily developments. CityPlace serves as the commercial core of Springwoods Village, a 2,000-acre master-planned community developed by CDC Houston, a subsidiary of Coventry Development Corp. of New York.

Springwoods Village is also the new headquarters location for Hewlett Packard Enterprise. Scheduled for completion in spring 2022, the HPE campus will include two five-story buildings at the southwest corner of East Mossy Oaks Road and Lake Plaza Drive, offering approximately 440,000 square feet of rentable space. The buildings will be connected by pedestrian bridges at each level and will feature structured parking for 2,055 vehicles.
