HOUSTON – UBS Financial Services has begun a $10 million renovation of the 22-story office tower at 5718 Westheimer in Houston’s Galleria area. The building, which totals approximately 500,000 square feet and sits on the north side of Westheimer at Bering Drive, was originally developed by Alfanco Inc.
As part of the project, UBS is creating a two-acre landscaped green space adjacent to the building to provide tenants with an attractive outdoor setting. The landscaped area is intended to offer a campus-like experience while remaining within a dense, amenity-rich urban neighborhood.
“The adjacent land provided us a unique opportunity to create a campus-like environment in the midst of an amenity-rich urban setting,” said Dave Hanusa, senior vice president with CBRE, which is handling leasing for the property. Marilyn Guion of CBRE is also working on the leasing assignment on behalf of UBS.
The renovation program includes a comprehensive overhaul of the lobby and common areas, a redesigned building entry, a new conference center and tenant lounge, and a large, modern fitness center. These improvements are designed to refresh the building’s public spaces, enhance tenant amenities and better position the property in the competitive Class A market.
Built and recognized for its quality, the building previously received the Houston BOMA Office Building of the Year award for 1999–2000. Designed by Morris Aubry Architects, the tower reflects the same firm’s work on several notable Houston projects from the 1980s, including the Wortham Center, the 1600 Smith building and the 1001 Fannin tower in downtown Houston.
Over the years the property has been known by other names, including MCO Plaza and One Westheimer Plaza. The tower is certified LEED Gold by the U.S. Green Building Council, reflecting its sustainable design and operational standards.
The renovation aims to reintroduce the building to the market with upgraded amenities and enhanced outdoor space, attracting new tenants and reinforcing its standing among Houston’s premier office properties.
