HOUSTON – (Realty News Report) – Egrets Group has broken ground on a new medical office building in Conroe. The three-story facility will total approximately 53,000 square feet and is located at 3786 FM 1488.
The building is planned to house a wide range of medical services, including primary care, imaging, podiatry, dermatology, physical therapy, sports medicine and pain management. The design reflects a focus on outpatient care and convenience for residents of the expanding Conroe corridor.
The project responds to substantial residential growth in the area, including the nearby 2,000-acre Woodland Hills community developed by the Howard Hughes Corporation. That growth has increased demand for local medical services so residents do not need to travel into The Woodlands or Houston for routine and specialty care.
In addition to the medical office building, Egrets Group is developing an adjacent retail center of roughly 10,000 square feet. That center will include an urgent care clinic and a nail spa, along with other tenant spaces sized for neighborhood-oriented services.
“This is unique because we are partnering with the physicians who will office there to jointly own and build the facility,” said Irfan Abji, Principal at Egrets Group. The physicians involved will operate collectively as Magnolia Medical Specialists.
Abji noted the FM 1488 corridor is growing rapidly with new households and businesses opening at an unprecedented pace. “Because of this, there is enhanced need to bring a variety of medical services to the area, so people don’t have to travel into The Woodlands or Houston for quality care,” he said.
Abji estimates construction of the medical office building will take about a year. E Contractors, another company owned by Abji, will serve as the general contractor for the project.
Egrets Group is a vertically integrated development company founded by Irfan Abji and his wife Alejandra Cobas-Abji to continue expansion beyond construction. The firm is supported by E Contractors, the couple’s construction operations, which has completed more than 350 projects across the greater Houston area, including many public-sector jobs. Egrets Group plans to continue delivering vertical projects, particularly medical offices, at strategic locations throughout the Houston region.
Last year, E Contractors was ranked No. 162 on Inc. Magazine’s list of the 5,000 Fastest-Growing Companies in the U.S. state rankings.
