<p>“Texas offers a business-friendly climate, a reasonable regulatory environment, and a cost of living that is far lower than San Diego,” said Paul Stannard, CEO of SmartDraw. “We chose to relocate to Texas—and specifically to The Woodlands—for many reasons, including the chance for our employees to become homeowners, which was largely unattainable for many in San Diego. The Woodlands provides an outstanding quality of life in a beautiful natural setting, and we believe both our team and our company will thrive in this community—the ultimate workplace perk.”</p>
<h4>CBRE ALSO LEAVES CALIFORNIA</h4>
<p>In a related development, commercial real estate giant CBRE recently announced it is moving its headquarters from Los Angeles to Dallas. That shift is notable because CBRE has advised many companies on corporate office relocations and leasing decisions.</p>
<p>CBRE’s move reflects a broader migration of major firms from California to Texas. Charles Schwab, McKesson, and Toyota’s North American headquarters are among the companies that have relocated to Dallas, citing California’s high costs and business environment as factors in their decisions.</p>
<p>SmartDraw’s new office in The Woodlands will occupy approximately 6,500 square feet within the Hughes Landing development along Lake Woodlands. SmartDraw, a developer of advanced diagramming and visualization software, is a technology company with 35 employees.</p>
<p>“When decision-makers from companies like SmartDraw visit our community and see our premier assets, The Woodlands stands out for the work-life balance cultivated here over the past 46 years,” said Jim Carman, President of the Houston Region for The Howard Hughes Corporation, the developer of The Woodlands.</p>
<p>The Woodlands, a 28,000-acre master-planned community located about 28 miles north of Houston, features 220 miles of hike-and-bike trails, 7,665 acres of open green space, and a 1,000-acre commercial town center offering office space, shopping, dining, and entertainment.</p>
<p>Founded by George P. Mitchell, The Woodlands opened in 1974 and has grown into a well-established community that emphasizes sustainable development, outdoor amenities, and mixed-use neighborhoods that support both residential life and business activity.</p>

										<content:encoded><![CDATA[<p>LEANDER, Texas – (Realty News Report) – Houston-based multifamily developer Allied Orion Group is building The Southbrook, a 360-unit, garden-style apartment community in Leander, one of the fastest-growing cities in the U.S.</p>
<p>Located roughly 30 miles northwest of Austin, Leander has an estimated population of 62,600, according to U.S. Census Bureau data for the 12-month period ending July 1, 2019. That report recorded a 12 percent annual population increase for Leander, the largest percentage growth among U.S. cities during that interval.</p>
<p>“We are pleased to be developing and managing an attractive rental option for the Leander and Northwest Austin communities,” said Ricardo Rivas, Chief Executive Officer of Allied Orion Group. “The Southbrook is the latest addition to our portfolio of high-quality apartment homes under development in the Austin market and surrounding areas—one of the nation’s most rapidly expanding regions.”</p>
<p>The Southbrook was designed by Humphreys and Partners Architects.</p>
<p>The community is sited at 260 South Brook Drive on two adjoining tracts of land in Leander near Highway 183.</p>
<p>This upscale development is within walking distance of the new Austin Community College campus, St. David’s Hospital, and Capital Metro rail service. The property sits adjacent to the Northline master-planned project currently under development.</p>
<p>Founded in 1985, Allied Orion Group manages a national portfolio of more than 23,000 apartment homes. The firm has acquired or developed more than 14,000 units and is headquartered in Houston, with additional offices in Denver, Dallas, and San Antonio.</p>
<p>Unit plans at The Southbrook will offer one- to three-bedroom layouts featuring granite countertops with undermount sinks, upgraded stainless-steel appliance packages, enhanced kitchen and bathroom fixtures, tile backsplashes, wood-engineered flooring, garden tubs and upgraded showers, nine- and ten-foot ceilings, and built-in USB charging stations.</p>
<p>Resident amenities include a Dog Spa and gated dual dog park, attached garages, package delivery service, and electric vehicle charging stations.</p>
<p>The project previously carried the name The Retreat at Oak Creek.</p>
<h4>Leander “Catfish” Brown</h4>
<p>Leander was named for Leander “Catfish” Brown, a railroad builder who worked in the area during the 1880s.</p>

<p>The new Common Desk workspace will occupy 26,750 square feet on the second floor of the multi-use building at 1401 Lake Plaza Drive within City Place.</p>
<p>Patrinely Group is the managing member of the joint venture with USAA Real Estate and CDC Houston that is developing City Place.</p>
<p>“This is the second location we’ve helped Common Desk secure in the Houston market,” said Dennis Tarro, Executive Managing Director and Principal of Patrinely Group. “We are excited to continue to see City Place grow as best-in-class tenants like Common Desk join us.”</p>
<p>Strategically positioned at the intersection of the Grand Parkway, Hardy Toll Road and Interstate 45, the 2,000-acre City Place supports a daytime workforce approaching 20,000 people and continues to add office, residential and amenity offerings.</p>
<p>Major companies and institutions at City Place include the global headquarters of Hewlett Packard Enterprise, a 3 million-square-foot Exxon Mobil campus, and offices for HP Inc., Southwestern Energy, St. Luke’s Health and the American Bureau of Shipping.</p>
<p>Dallas-based Common Desk recently leased 58,000 square feet in The Ion, an innovation hub created by redeveloping a former Sears building in Midtown at 4201 Main Street.</p>
<p>Coworking facilities have expanded steadily and many have proven resilient through the Covid period. Coworking providers such as Common Desk offer companies flexible workspace solutions that avoid long-term lease commitments and accommodate short-term growth and changing occupancy needs.</p>
<p>In the Common Desk lease at City Place, the landlord was represented by Chrissy Wilson and Matt Pruitt of JLL and by Phillip Moore of Patrinely Group, working under the direction of Dennis Tarro.</p>
<p>A major residential expansion for City Place was recently announced in a joint venture with DMB Development of Scottsdale, Arizona, which will add thousands of new homes in a walkable, mixed-use setting.</p>
<p>City Place currently features three Marriott hotels, more than 30,000 square feet of indoor meeting and event space, approximately 4.75 million square feet of office space, and a 150-acre nature preserve, supporting a diverse live-work-play environment.</p>

										<content:encoded><![CDATA[<p>DENVER – (Realty News Report) – A joint venture led by Patrinely Group and USAA Real Estate announced that construction has officially topped out on Block 162, a 30‑story Class A office tower in downtown Denver.</p>
<p>The 606,000-square-foot building is scheduled for completion in December 2020, with initial occupancy beginning in January 2021.</p>
<p>“We are long-term believers in the Denver market and have confidence in the strength and continual appeal of Denver as a top business environment and an aspirational destination for individuals and companies,” said Robert Fields, president and CEO of Patrinely Group, the Houston‑based developer leading the project.</p>
<p>Located at 675 15th Street between Welton and California Streets, the tower will pursue LEED Gold certification, reflecting sustainable design and construction practices.</p>

<p>Block 162 offers workplaces with mountain and city views. The building includes 20 floors of office space on levels 11 through 30. Its exterior will feature an all‑glass curtainwall system with 10‑foot clear windows to maximize natural light and provide Front Range panoramas from every office floor. Average rentable floor plates measure approximately 29,800 square feet and are designed without interior columns to allow flexible tenant layouts.</p>
<p>A prominent amenity is the 11th‑floor sky terrace, a landscaped outdoor roof garden that will include an exercise lawn, seating areas and fire pits, creating a communal space for occupants to relax and gather.</p>
<p>Designed by Gensler, the podium tower includes three levels of underground parking and a 10‑story above‑grade podium garage. Swinerton is serving as the general contractor for the project.</p>
<p>The landlord’s leasing team is led by Dennis Tarro of Patrinely Group, along with Doug Wulf and Todd Wheeler of Cushman &amp; Wakefield.</p>
<p>Patrinely Group is also developing an office tower in downtown Salt Lake City and has delivered multiple projects in partnership with USAA Real Estate, which maintains a diversified portfolio across office, industrial/logistics, multifamily, retail and hotel property types.</p>

<h4>“Although this renovation may seem early to some, it was important for us to continue serving the community that helped launch this company many years ago,” said Jason Ostrow, vice president of development at Star Cinema Grill. “In an era when entertainment is widely accessible at home, our aim is to continually surpass expectations and deliver an experience you can’t replicate at home—an homage to the golden age of movies.”</h4>
<h4>Baybrook Mall sits on Houston’s southeast side near the Gulf Freeway at Bay Area Boulevard. Retail performance at Baybrook Mall is strong, and it ranks among the top large shopping centers in Houston, according to Jason Gaines, head of retail at the NAI Partners commercial real estate firm.</h4>
<h4>The Baybrook Star Cinema renovation will be completed in two phases so the theater can remain open throughout the work.</h4>
<h4>Meanwhile, on Houston’s north side, Star Cinema Grill plans to open a new location in September at CityPlace in Springwoods Village, near the ExxonMobil campus. The new 1,200-seat, 10-screen theater was designed by Gensler.</h4>

<h4>HOUSTON – (Realty News Report) – Houston’s real estate landscape has been profoundly altered since Hurricane Harvey struck last year. Tied with Hurricane Katrina in 2005 as one of the costliest tropical cyclones on record, Harvey caused roughly $125 billion in damage, largely from up to 50 inches of rainfall. The storm flooded more than 100,000 homes and displaced thousands of residents. While economists can estimate financial losses, the emotional and social effects are harder to quantify. Has Houston real estate fully recovered from Harvey? Realty News Report spoke with Shad Bogany of Better Homes and Gardens Real Estate Gary Greene. Bogany served as chairman of the Houston Association of Realtors Board in 2002 and as chairman of the Texas Association of Realtors in 2013. He hosts the Real Estate Corner radio show on KWWJ 1360 and 96.9 FM and previously served on the Texas Department of Housing and Community Affairs board.</h4>
<h4><strong>Realty News Report:</strong> It’s been a year since Harvey. What impact has it had on Houston real estate?</h4>
<h4><strong>Shad Bogany:</strong> I don’t think we’ve seen the full impact yet. Many neighborhoods suffered severe damage, but the long-term effects have not fully materialized because foreclosures have not yet hit the market. Currently, Houston’s real estate market is active, but that could change when more distressed properties are listed. In some neighborhoods that were once owner-occupied, repeated flooding has shifted ownership toward investors who buy damaged homes and convert them to rentals. Homeowners unwilling or unable to live in repeatedly flooded properties often sell to investors, changing the character of these communities.</h4>
<h4><strong>Realty News Report:</strong> Were there hidden side effects that only became apparent months after Harvey?</h4>
<h4><strong>Shad Bogany:</strong> The hidden consequences are the long-lasting damage to once-strong neighborhoods. A year later, we still haven’t fully addressed flood prevention. Many displaced residents lived in hotels and temporary housing when government assistance waned. Some return to gutted homes and face mold and unsafe conditions. I recently spoke with a 77-year-old who now lives on his home’s second floor because the rest was gutted; he lacked flood insurance and the Small Business Administration’s assistance won’t cover full repairs. Many homeowners are stuck—unable to rebuild or relocate—while neighborhoods remain gutted and vacant. Recovery will take years; although debris is cleared, places like Meyerland still feel like ghost towns in spots.</h4>
<h4><strong>Realty News Report:</strong> So Houston has not fully recovered?</h4>
<h4><strong>Shad Bogany:</strong> No, not yet—and it likely won’t be for many years. Selling a home now is different: buyers’ first question is often, “Has this home flooded?” Our infrastructure hasn’t been fully upgraded. Progress is slow, and political debates over priorities and funding complicate repairs and flood mitigation. Some seniors and low-income homeowners might be bought out, but relocation and affordability are major concerns. Across the region, properties that flooded in past decades sit damaged and unused. Without decisive action, some of these areas could be repurposed for stormwater retention, but for now many homes remain abandoned or deteriorating.</h4>
<h4><strong>Realty News Report:</strong> Will some neighborhoods be permanently affected? Will repeatedly flooded homes be harder to sell in the future?</h4>
<h4><strong>Shad Bogany:</strong> Many neighborhoods will carry long-term scars. Rising flood insurance costs would make homeownership more expensive and could discourage buyers. Ideally, disaster coverage would be rethought to better address multiple perils, but Congress has only extended the National Flood Insurance Program in short increments. Flood risk isn’t unique to Houston; it affects communities nationwide when heavy rain overwhelms drainage systems.</h4>
<h4><strong>Realty News Report:</strong> Why do some homeowners rebuild after repeated flooding instead of moving?</h4>
<h4><strong>Shad Bogany:</strong> There are several reasons. Many homeowners own their homes outright or have limited equity, and with higher home prices elsewhere they cannot afford to relocate. Seniors on fixed incomes may have no affordable alternatives. People also have strong ties to their neighborhoods and prefer to stay where they know their community. Ultimately, affordability and wages are central issues—without wage growth, many households face a growing affordability gap and cannot reasonably move to safer or higher-cost areas.</h4>
<h4><strong>Realty News Report:</strong> What will Harvey’s impact be on future development and the real estate market?</h4>
<h4><strong>Shad Bogany:</strong> New regulations, pushed by Mayor Turner, require new homes in the city’s 500-year floodplain to be raised two feet above the floodplain, while homes in the 100-year floodplain previously needed to be elevated one foot. Those changes increase construction costs and exacerbate affordability challenges. Lifting homes can add $20,000 to $30,000 or more to the price, making entry-level homeownership even harder in a market already tight below $200,000.</h4>
<h4><strong>Realty News Report:</strong> How did Harvey affect affordable housing in Houston?</h4>
<h4><strong>Shad Bogany:</strong> Houston faced affordability problems before Harvey, and the storm made them worse. Raising and retrofitting homes raises costs for both new construction and repairs. Rehabilitated homes in flood-prone areas may be undesirable to buyers who fear repeat flooding. Addressing infrastructure—widening and deepening bayous, improving drainage, and investing in retention systems—would tackle underlying causes and help preserve affordable housing. Progress is being made, but solutions require political will, funding, and compromise.</h4>
<h4><strong>Realty News Report:</strong> Houstonians came together during Harvey. What defines that community spirit?</h4>
<h4><strong>Shad Bogany:</strong> The phrase “Houston Strong” captures how people responded—neighbors helping neighbors, and volunteers arriving from across the country. Houston’s culture of resilience and risk-taking, rooted in its history and spirit, encourages community support and practical problem-solving. People learned from past disasters and mobilized quickly. That collaborative spirit is essential because recovery requires collective effort; we don’t rebuild or recover alone.</h4>

										<content:encoded><![CDATA[<p>AUSTIN – (Realty News Report) – Morgan, a Houston-based multifamily developer, will begin construction on a 336-unit apartment community in Georgetown, part of the fast-growing Austin market.</p>
<p>&#8220;Morgan opened a regional office in Austin last year to oversee and expand our Texas presence,&#8221; said Jason Hauck, Morgan’s Central Region Development Partner. &#8220;Caroline at Georgetown is our third multifamily community in Austin, with more projects on the horizon.&#8221;</p>
<p>According to ApartmentData.com, the multifamily market in the Austin area has rebounded faster than any other major metro in Texas.</p>
<p>Named Caroline at Georgetown, the three-story project will feature 16 residential buildings and on-site amenities, including a dog park.</p>
<h4><strong>&#8220;Look and Feel Local and National&#8221;</strong></h4>
<p>The design for Caroline at Georgetown combines a contemporary Hill Country aesthetic with modern farmhouse elements. The project will use Austin limestone and other materials sourced from nearby quarries to achieve a local, natural appearance, Morgan said.</p>
<p>Houston-based architecture firm W Partnership Inc. is the designer for Caroline at Georgetown.</p>
<p>Georgetown sits within a rapidly expanding area of North Austin suburbs.</p>
<h4>Incredible Surge</h4>
<p>&#8220;We’ve seen an incredible surge in demand in the multifamily market over the past three months as people return to the office and place more value on location and proximity to community amenities,&#8221; Hauck said. &#8220;The population around Caroline at Georgetown is well-educated and benefits from strong household incomes. New jobs north of Austin are continuing to draw people in that direction.&#8221;</p>
<p>Morgan, headquartered in Houston since 1959, maintains regional offices in Austin, Denver and Miami.</p>
<p>Apartment construction remains vigorous across Texas. In the Houston area alone, 80 communities totaling 22,368 units opened during the past 12 months, according to a May report from ApartmentData.com. Another 64 communities with 16,954 units are currently under construction, and 97 communities with 28,059 units are proposed in the region.</p>

<p>The recently completed development was led by Houston-based Martin Fein Interests and sits west of Weslayan Street and south of West Alabama.</p>
<p>The transaction covers three distinct components of the Willowick Park community:</p>
<ul>
<li>Aria at Willowick Park — 325 units</li>
<li>Olympia at Willowick Park — 189 units</li>
<li>Townhomes at Willowick Park — 38 units</li>
</ul>

<p>Hal Holliday and Rusty Chiles of CBRE’s Houston office arranged the financing on behalf of the borrower, Willowick Venture, Ltd., a partnership between a major institutional investor and the Fein organization. The loan is a 10-year Fannie Mae product used to refinance the original construction financing.</p>
<p>Willowick Park is located at 3255 Las Palmas Drive, in close proximity to Highland Village, the River Oaks District and the Galleria, placing it in one of Houston’s most desirable neighborhoods for renters.</p>

<p>HOUSTON – (Realty News Report) – Once dismissed as concrete and traffic, central Houston is steadily becoming greener. From recent additions like Discovery Green and the revitalized Buffalo Bayou Park to the ambitious plans to expand Memorial Park and ongoing improvements at Hermann Park, Houstonians are enjoying a growing network of attractive and walkable public spaces. One of the key figures behind many of these efforts is Guy Hagstette, a registered architect and urban planner who leads the Kinder Foundation’s park and civic initiatives. Hagstette has served as a consultant on Buffalo Bayou Park for the Buffalo Bayou Partnership and as an advisor on Bayou Greenways for the Houston Parks Board. He was the founding president and park director of Discovery Green and previously worked as special assistant for urban design to Mayor Bill White and director of planning and development for Central Houston, Inc. Realty News Report spoke with Hagstette to learn why more green spaces are appearing across the city and where Houston’s park movement is headed.</p>
<p><strong>Realty News Report:</strong> Why are parks now important for Houston?</p>
<p><strong>Guy Hagstette:</strong> Recent studies underline how essential outdoor activity is for public health, and parks are often the most accessible places for people to exercise and enjoy nature. For many residents, parks and the expanding system of hike-and-bike trails are the primary venues for recreation. Beyond health, Houston competes with cities worldwide for talent. To attract and retain skilled workers—who can live anywhere—we must offer a high quality of life, and vibrant parks are a major part of that appeal.</p>
<p><strong>Realty News Report:</strong> Discovery Green in downtown has been wildly popular and is now surrounded by new development: One Park Place, the Hess Tower, and a 1,000-room Marriott Marquis. What made this park so successful?</p>
<p><strong>Guy Hagstette:</strong> Several factors contributed. From the start, the park’s unique downtown location called for a tailored governance model that protected public interests while acknowledging those distinct conditions. Adequate funding was crucial: major upfront philanthropic contributions and a long-term plan for maintenance and operations were secured so the park wouldn’t be a drain on the city’s parks department. We also engaged the public to learn what people wanted and then built a park that satisfies both everyday use and special events. Finally, consistent dedication from the Discovery Green Conservancy team—day in and day out—helped make the park a lasting success.</p>
<p><strong>Realty News Report:</strong> Buffalo Bayou Park has also received international recognition. How did that park come to be?</p>
<p><strong>Guy Hagstette:</strong> Buffalo Bayou Park realizes a vision for bayou-side parks that dates back a century. The land was originally acquired with park bond funds approved by voters in 1912, but limited resources, floods and changing civic priorities stalled the plan after World War II. The Buffalo Bayou Partnership revived that long-dormant vision through its Buffalo Bayou &amp; Beyond plan in 2002, and a catalytic gift from the Kinder Foundation enabled the transformation from plan to reality. The key lessons are patience and persistence—these projects can take decades—and a willingness to commit meaningful funding to parks.</p>
<p><strong>Realty News Report:</strong> Hurricane Harvey was far beyond a typical flood event. Has Buffalo Bayou Park recovered?</p>
<p><strong>Guy Hagstette:</strong> Largely, yes. The Buffalo Bayou Partnership has restored roughly 95% of the park. Remaining work involves erosion control and silt removal at several channel-edge locations, tasks assigned to the Harris County Flood Control District under the park’s governing agreement. They’re seeking federal funds, and repairs will proceed once funding arrives. More broadly, Harvey affected Bayou Greenway trails across the city, leaving silt and debris that required extensive clean-up. While those trails have also recovered, the event highlighted how critical consistent funding for park maintenance truly is.</p>
<p><strong>Realty News Report:</strong> TxDOT is rerouting the Gulf Freeway through downtown, allowing the removal of the Pierce Elevated, which has long separated downtown from Midtown. What would you like to see happen with that newly available urban land?</p>
<p><strong>Guy Hagstette:</strong> The North Houston Highway Improvement Project is a rare, generational opportunity to reshape the central city—not just where the Pierce Elevated stands, but throughout downtown and adjacent neighborhoods. Central Houston has worked with TxDOT for nearly a decade on possibilities, while community groups are focused on minimizing impacts to nearby neighborhoods. Concepts like the “Green Loop” encircling downtown and a greenway along Little White Oak Bayou to Acres Homes—proposed by the Houston Parks Board—are promising examples of how the reclaimed land could reconnect neighborhoods and expand green space.</p>
<p><strong>Realty News Report:</strong> The freeway plan calls for below-grade highways east of the convention center. Could a park be built over a depressed freeway, similar to Klyde Warren Park in Dallas?</p>
<p><strong>Guy Hagstette:</strong> Absolutely. The potential exists to replicate and even expand on Dallas’ success—here at a much larger scale and as part of the broader Green Loop. Positioned near the George R. Brown Convention Center and three sports venues, such a park could serve as a neighborhood amenity for EaDo, a welcoming gateway for visitors linking to the bayou trail system, and a large-scale venue for city-wide events that are now outgrowing Discovery Green and Eleanor Tinsley Park.</p>
<p><strong>Realty News Report:</strong> There’s a major redevelopment plan for Memorial Park, including a land bridge over Memorial Drive. What’s your view of that plan?</p>
<p><strong>Guy Hagstette:</strong> Memorial Park is another example of a long-held vision coming back to life. It is one of the nation’s largest urban parks, and the current Master Plan aims to enhance its public use while preserving important ecological resources. The initial ten-year phase—supported by a significant gift from the Kinder Foundation, a commitment from the Uptown Development Authority and additional fundraising—will fund major improvements. In a decade, residents should find far better access and circulation around the park, a functioning land bridge, restored prairies, Eastern Glades and Memorial Groves, new athletic fields, and a dedicated timing track for runners.</p>
<p><strong>Realty News Report:</strong> Over the last 10–15 years Houston has made notable progress expanding parks and green spaces. What has driven that change?</p>
<p><strong>Guy Hagstette:</strong> Awareness of the role parks play in a competitive, livable city has grown. Houstonians want quality parks and will use them when they are available. The main obstacle has been funding—covering both capital projects and long-term maintenance—but philanthropy and creative public-private partnerships have filled that gap so far. As we extend quality parks more broadly, finding sustainable, citywide funding solutions will be essential. Initiatives like Bayou Greenways 2020 are spreading these benefits across neighborhoods by creating linear parks along major bayous and connecting roughly 150 miles of hike-and-bike trails. The SPARK park program is also adding about 25 new parks in underserved areas through collaborative funding from philanthropists, the city and the school district.</p>
<p><strong>Realty News Report:</strong> Houston continues to grow and might one day surpass Chicago in population. What do you see for the city’s future?</p>
<p><strong>Guy Hagstette:</strong> Growth is a given; the real question is how we grow. Population figures alone don’t capture quality of life. We want a growing Houston where residents are proud to live and encourage others to join them. Parks are democratic public spaces that everyone can enjoy, so investing in them is investing in the city’s future and in the well-being of all Houstonians.</p>

<h4>SUGAR LAND (Realty News Report) – REV365 Fitness, a boutique fitness studio, has opened its first location in Sugar Land at 16322-A Southwest Freeway.</h4>
<h4>REV365 blends cardio, strength training and high-intensity interval training (HIIT) with advanced body composition analysis technology to deliver measurable, real-world results for members.</h4>
<h4>“We’ve developed a distinctive program that combines the most effective exercise methods to help members see the payoff from their hard work,” said co-owner Blake Propst. “Paired with insights from our body composition analysis system, members gain a clearer picture of how their bodies are changing.”</h4>
<h4>The REV365 concept was developed by Propst and co-owner Lorie Fowler after they spent years training at studios where they felt the results didn’t match the effort.</h4>
<h4>The 3,000-square-foot studio is equipped with modern machines including assault bikes, VersaClimbers, rowers, treadmills, free weights and digital screens that show an animated instructor demonstrating each floor exercise used in class.</h4>
