SAN ANTONIO – DC Partners, a Houston-based developer led by Roberto Contreras, is moving forward with the Thompson San Antonio Hotel and The Arts Residences: a $116 million hotel and condominium project planned for the River Walk in downtown San Antonio.
The firm has selected Jordan Foster Construction to build the 20-story tower at the corner of North Saint Mary’s Street and Lexington Avenue, within the city’s performing arts district and near the Tobin Center for the Performing Arts.
DC Partners has experience with mixed-use and hospitality projects and has previously worked with the EB-5 program to attract foreign investment. In Houston, the firm is developing the Marlowe condominium tower with partner Randall Davis and also completed a mixed-use development featuring a Thompson Hotel on Allen Parkway.
This River Walk project marks DC Partners’ first development in San Antonio. In partnership with local contractor Universal Service Group, the development is expected to generate roughly 1,300 construction and permanent jobs and is scheduled to break ground this summer. Powers Brown Architects are responsible for the project’s design.
Occupying a 0.66-acre surface parking lot, the 337,000-square-foot mixed-use development will deliver a new boutique hotel alongside luxury residences. The Arts Residences will feature 66 high-end condominiums constructed above San Antonio’s first Thompson Hotel.
Thompson Hotels operates as part of Two Roads Hospitality and is known for boutique lifestyle properties in urban and resort destinations, including Manhattan, Chicago, Nashville, Seattle, Playa del Carmen and Los Cabos.
Two Roads Hospitality, based in Denver, is also behind a proposed Thompson Hotel on Allen Parkway in Houston, located near the Federal Reserve Bank building. Two Roads is a joint venture between Lowe Enterprises and Geolo Capital.
Separately, developer Maxwell Drever is working on a 218-room Thompson Hotel in downtown Dallas, converting the historic First National Bank Building on a block bounded by Elm Street, Pacific Avenue, Akard Street and North Field Street.
DC Partners’ portfolio exceeds 1.5 million square feet and spans office properties, mixed-use centers, hospitality, multifamily communities and luxury high-rise condominiums. Past residential projects completed by the firm include the Cosmopolitan, Astoria, Arabella and Chateau Ten.
