New Construction Begins in Houston’s Busiest Development Zone

HOUSTON – A 10-screen Star Cinema Grill is planned for CityPlace, the mixed-use development north of Houston adjacent to the Exxon Mobil campus in Springwoods Village near Interstate 45.

The new theater joins a broader construction surge at CityPlace, where three major office buildings and a hotel are currently being built.

Star Cinema, a Houston-based dine-in theater operator, has signed a long-term lease for the 1,400-seat venue, which is scheduled to open in the second quarter of 2019. The master development team for CityPlace includes Patrinely Group, USAA Real Estate and CDC Houston.

“We are delighted to have Star Cinema coming to CityPlace,” said Robert Fields, president and CEO of Patrinely Group. “It’s exactly the type of experience we are seeking and is a critical component of creating an 18-hour destination. We are actively marketing the remaining retail space and receiving tremendous interest. We expect to announce additional tenants soon.”

CityPlace spans 60 acres and, when fully developed, will feature roughly 4 million square feet of Class A office space, about 400,000 square feet of retail, the Marriott CityPlace hotel and multiple multifamily projects.

Currently under construction at CityPlace are ABS Plaza, which will house ABS headquarters with ground-floor retail; HP Plaza, a two-building office campus; the Marriott CityPlace hotel; and CityPlace Plaza, a public open space with an amphitheater.

In planning is CityPlace 1, a project expected to include approximately 122,700 square feet of office space and 26,900 square feet of retail. Already completed is The Mark CityPlace, an apartment community developed by Fein, led by Martin Fein.

“With Exxon Mobil, Southwestern Energy and the CHI St. Luke’s Health medical campus already in place, and with ABS headquarters and the HP Inc. campus underway, we will have more than 15,000 highly skilled, well-compensated employees and residents within Springwoods Village — all of whom want and need access to quality retail amenities,” said Warren Wilson, executive vice president of CDC Houston. “The addition of Star Cinema Grill is another step toward creating a new urban center in north Houston: a truly walkable, sustainable mixed-use destination.”

For the cinema lease, Dennis Tarro of Patrinely Group and Nick Hernandez, Crystal Allen and Chace Henke of Transwestern represented the landlord. Kristen Barker of Wulfe & Co. represented Star Cinema Grill.

Springwoods Village is a 2,000-acre mixed-use community on the west side of Interstate 45 between Springwoods Village Parkway and the Grand Parkway. The land, located in the far northern part of Harris County, was long owned by Coventry Development Corp. (CDC). Development accelerated after Exxon Mobil selected the site for its 3 million square-foot campus and with completion of the Grand Parkway along the development’s southern edge.
