New Manufacturing Facility Planned for MAN Diesel & Turbo

HOUSTON – MAN Diesel & Turbo has signed a lease for a new North American headquarters and manufacturing facility to be constructed in Brookshire, west of Houston, within the 650-acre Twinwood business park.
Bob Berry and Jacob Bravo of Avison Young represented MAN Diesel & Turbo in negotiating the lease for 137,434 square feet at the site.
The build-to-suit property, owned by Houston-based Welcome Group, will include 105,309 square feet of climate-controlled service shop space and 32,125 square feet of office space. Houston-based KDW will handle the design/build project, which is scheduled to take approximately one year and begin in the second quarter of 2018.
Located just south of Interstate 10 between Woods Road and FM 1489, Twinwood is part of a proposed 14,000-acre master-planned community that will combine low-, medium- and high-density residential areas with retail, hospitality, higher education and office components.
The property is owned by Houston entrepreneur Putera Sampoerna.
Based in Augsburg, Germany, MAN manufactures marine propulsion systems and turbomachinery. The company will consolidate its two local operations in Houston and Deer Park into the new Twinwood campus to expand its equipment service capabilities at a single, larger site.

MAN Diesel & Turbo adds to a long list of projects developed by Welcome Group and KDW, including multiple facilities in Texas for Germany-based companies. The two firms have collaborated on millions of square feet of commercial and industrial developments across the state.
MAN marine engines power half of global trade and are installed on vessels such as the CSCL Globe, one of the world’s largest container ships with a 19,100-container capacity, and the Pioneering Spirit, currently among the largest ships ever built by gross tonnage, breadth and displacement. In addition to marine engines, MAN Diesel & Turbo supplies a broad range of process turbomachinery—compressors, steam turbines, expanders and gas turbines—for oil and gas and chemical processing industries.
“Our pre-construction group and in-house architectural team worked with MAN to design the entire campus from the inside out, with provisions for future phases that could ultimately double the square footage of this initial build,” said Keith Dalton, president and CEO of KDW.
