HOUSTON – (Realty News Report) – A joint venture led by Matthew Morgan, Kevin Kirton and Carlos Enrique Gonzalez of Buckhead Investment Partners, together with Zane Segal of Zane Segal Projects, is developing Arista Riverstone, a 142-unit active adult apartment community near Sugar Land, Texas.
Situated at 18401 University Blvd. within the Riverstone master-planned community on Houston’s southwest side, the property is designed primarily for adults aged 62 and over, while also welcoming their families and guests.
The four-story building occupies the final multifamily parcel in Riverstone and sits along a lakeside edge. Residents will have direct connections to Riverstone’s extensive 20-mile trail and fitness network, integrating the community with the neighborhood’s recreational infrastructure.
Arista offers a comprehensive amenity program focused on comfort, convenience and wellness. Common-area features include controlled access and elevators, climate-controlled interior corridors, a fully equipped fitness and wellness center, a lap pool and outdoor living area, multiple game rooms and lounges, several dog parks and a dog grooming salon, a hair and nail salon, conference and craft rooms, a barista bar and demonstration kitchen, and climate-controlled storage units.
“Residents will enjoy a wide range of amenities without the maintenance responsibilities and security concerns of a single-family home,” said Zane Segal. “The boutique community design places social and recreational spaces within walking distance of Riverstone’s main shopping district and is conveniently close to Sugar Land’s medical campuses affiliated with the Texas Medical Center.”
Segal and his development partners are based in Houston. Construction and permanent financing is provided by Johnson Capital Multifamily, Inc. (formerly Funding Incorporated) of Houston. San Antonio-based Gonzalez Newell Bender Architects handled the architectural design, and Galaxy Builders, Ltd., also of San Antonio, is the general contractor. Greystar will manage lease-up and ongoing property management.
Segal noted that the lakeside setting and Riverstone’s affluent demographics were key considerations in selecting the site. “Sunset views over the water will enhance the social atmosphere we’re creating,” he said, describing plans for a zero-entry resort-style pool, a jacuzzi, gas grills and outdoor dining areas, a fire pit and bocce ball courts along the waterfront.
Zane Segal’s experience dates back to 1978, when he began in custom residential construction as co-founder of The History Builders. He remains active in waterfront residential development as co-developer of projects such as The Lakes at Bay Colony, Old Seabrook Village, Westwind Landing and Star Harbor Resort. Together those Clear Lake–area projects include hundreds of lots, condominiums and boat slips.
