HOUSTON – (Realty News Report) – Shipley Do-Nuts, the Houston-based maker of made-fresh-daily doughnuts for 85 years, has signed development agreements with two experienced multi-unit operators to open additional locations across Texas.
Ahmed Adds Shipley’s to Portfolio with Denny’s, Church’s Fried Chicken & Mr. Gatti’s Pizza
Mohammed Ahmed, a multi-brand franchisee who owns more than 95 Jack in the Box restaurants across Texas, in addition to Denny’s, Church’s Chicken and Mr. Gatti’s Pizza locations, will open his first Shipley Do-Nuts in Weslaco this spring.

350 New Shipley’s in the Pipeline
Shipley, which began selling its famous hot, fresh doughnuts in Houston in 1936, is coming off a record-setting year for unit growth. The company currently has agreements to open more than 350 new locations across Texas, Georgia, Maryland, Tennessee, Florida and Colorado over the next five years.
Dimassi’s Mediterranean Buffet Owner Expands into Shipley’s
The company is also expanding in North Texas. Houston restaurateur Sam Khader has increased his development commitment from six locations to 15. Khader, who owns and operates his family’s Dimassi’s Mediterranean Buffet concept — with about 25 locations across Houston, Dallas–Fort Worth, San Antonio, Austin and McAllen — will open his first Shipley Do-Nuts in North Dallas, near Addison, in June. His agreement also includes locations planned for Corsicana, Ennis, Mesquite, Forney, Greenville and Terrell.
“Like many Houstonians, I grew up eating Shipley Do-Nuts with my family every Sunday, and when I moved to Dallas I wanted to continue that tradition with my son,” Khader said. “Shipley presents a strong opportunity both personally and from a business perspective, especially with the company’s new leadership focused on growth, franchisee success and guest experience. I look forward to bringing my love for Shipley to new generations of North Texans.”
Shipley and Khader were finalizing the North Texas development agreement in the fourth quarter of 2021 when the company announced that the DFW market had sold out. With the agreement now signed, there are a total of 45 new Shipley locations planned for the Dallas–Fort Worth and North Texas areas.
