HOUSTON — TierOne Development has begun construction on a speculative 38,600-square-foot office and medical building at 7619 Branford Place in Sugar Land, according to Transwestern.
Transwestern’s Healthcare Advisory Services team, led by Senior Vice President Tim Gregory and Vice President Ashley Cassel, has been retained to handle leasing for TierOne Development.
“There are very few large blocks of medical space available in Sugar Land right now, so this is an opportune time to bring this project to market,” said Cassel. “TierOne’s contemporary design and high-quality finishes will appeal to medical and office tenants who value modern architecture and superior build-out.”
Planned for completion in the second quarter of 2018, the Class A building sits just outside the Telfair community. The site offers unobstructed frontage on Highway 59 South, just east of University Boulevard and adjacent to Costco.
“This central location, positioned between major hospitals and free of restrictive medical zoning, makes 7619 Branford well suited for surgery centers, imaging facilities, medical clinics, and traditional office users,” Gregory said. “The project will also offer competitive rental rates, above-market tenant improvement allowances, and flexible build-out options.”
The development aims to fill a market gap for sizable, high-quality medical and professional office space in the rapidly growing Sugar Land area, providing modern amenities and convenient access to surrounding healthcare providers and retail services.
