Stream Realty Breaks Ground on Empire West Business Park: 1M SF Warehouse on 300 Acres West of Houston

HOUSTON – (Realty News Report) – Stream Realty Partners’ Houston office has broken ground on Empire West Business Park, a new 300-acre industrial development located in Brookshire, approximately 30 miles west of downtown Houston.

Construction has begun on three speculative distribution buildings totaling 1 million square feet, along with the park’s infrastructure and internal roadway system.

The Houston metropolitan area recently surpassed 7 million residents, and e-commerce growth is accelerating, said Justin Robinson, Partner with Stream Realty’s Houston office.

“This population growth is creating a large increase in rooftops across west Houston, which translates into strong consumer-driven demand—precisely what fuels warehouse absorption in our market,” Robinson explained.

Empire West Business Park features about 5,000 feet of frontage along Interstate 10 and Highway 90, with a dedicated east–west exit serving the site. These road connections provide convenient distribution access to Austin, San Antonio, south and central Texas, and other parts of the Houston region.

The park sits near major distribution and logistics facilities operated by companies such as Amazon, Costco, Domino’s, Igloo, Medline and Rooms-to-Go.

In addition to speculative buildings, Stream Realty will offer built-to-suit opportunities and the option to sell land parcels to corporate users.

The three speculative distribution buildings are scheduled for completion in the spring of 2021.

Rosenberger Construction has been selected as general contractor for Phase I, and Powers Brown Architecture provided the architectural design. Engineering partners on the project include BGE Inc., LJB Inc. and Cope Engineering.

Stream Realty noted that Empire West can provide prospective tenants and buyers access to economic incentives through the City of Brookshire and Waller County, along with expedited permitting processes.
