Total Signs Signs 305,680-SF Downtown Houston Lease

HOUSTON – (Realty News Report) – Brookfield Properties has announced that Total, the French energy company, has renewed and expanded its lease for its U.S. corporate headquarters at Total Plaza in downtown Houston.
Under the terms of the new agreement, Total will retain its naming rights and lease 305,680 square feet of office space — an increase of 48,452 square feet over its previous footprint.
Total has served as the anchor tenant at the Class A tower at 1201 Louisiana since 2005.
Mark O’Donnell of Savills Studley represented Total in the lease negotiations. Brookfield Properties, the building owner, was represented by Clint Bawcom and Jon Dutton.

Brookfield, which also owns Allen Center and Houston Center, is a significant property owner in downtown Houston. The company recently announced a major redevelopment of the 4.2 million-square-foot Houston Center complex.
Recent upgrades to the 35-story Total Plaza include a new fitness center, an adjacent bike room, and destination-dispatch elevators in two elevator banks. Brookfield has a track record of investing in its assets; planned improvements will renovate the building’s main lobby with new floor and wall finishes, updated lighting and ceilings, modern finishes in elevator cabs and lobbies, new lobby furniture and a security console, and refreshed interior and exterior signage and graphics. Construction was scheduled to begin in early 2019. Total Plaza originally opened in 1971.
Brookfield’s recent work at One Allen Center included a transformed lobby with a modern two-story glass facade, a re-clad transparent sky bridge linking One and Two Allen Center, and a reimagined exterior landscape featuring a one-acre green space called The Acre. Future initiatives include full lobby renovations for Two and Three Allen Center and the redevelopment of the C. Baldwin property, formerly the Doubletree Hotel.
