Work starts on Kirby Drive

In Houston, Nashville-based Southern Land Company has started work on a multi-use project with a 38-story apartment tower and a 107,000-SF office building on Kirby Drive, just south of Westheimer Road.
Upon completion in 2028, the 953,000-SF development is set to include two towers rising from a shared parking podium and 15,000 SF of ground-level restaurant space.
A 10-story office tower, named 2811 Kirby, will offer four floors of office space. Stream Realty Partners is leading leasing efforts for the office component.
“We’re already seeing strong interest from groups looking to be in Upper Kirby, and this project will offer a level of design and connectivity that’s hard to replicate in the market,” said Ryan Barbles of Stream Realty Partners.
The project’s residential component, called Lily River Oaks, is set to feature 331 apartments, including 18 penthouses.
Andres Construction is the general contractor. Solomon Cordwell Buenz is the architect and interior designer. Kimley-Horn is civil engineer and DeSimone Consulting Engineering is the structural engineer.
A number of years ago, Clay Development and Construction owned the Kirby Drive site and laid out plans for a medical office development. However, Southern Land later purchased the property, which benefits from its close proximity to the affluent River Oaks neighborhood.
The new 2811 Kirby and Lily River Oaks buildings will mark the latest expansion of SLC’s growing Texas portfolio, which includes multiple active communities across the state:
- Tucker Hill, a single-family community in McKinney;
- Lunaroya, an intimate 66-homesite, single-family community in Dripping Springs; and
- Deco, a 27-story luxury multi-use community in Downtown Fort Worth.
In Additionally, Slc has developed, operated, and sold several other mixed, use and multifamily communities in Texas:
- The Lofts at Watters Creek in Allen;
- Arthouse in Keller;
- Junction 15 in Plano;
- Morada Plano in Plano; and
- Novē at Knox in Dallas.
