SmartVault Signs Lease for The Heights M-K-T Space

HOUSTON – (Realty News Report) – SmartVault, a software company specializing in cloud-based document storage solutions, has leased office space at the new mixed-use M-K-T development in The Heights.

Located just north of Interstate 10 at the corner of Shepherd Drive and Sixth Street, the M-K-T project sits between Heights Boulevard to the east and TC Jester to the west. Its position adjacent to the White Oak Bayou and the Heights Hike and Bike Trails emphasizes the development’s pedestrian-friendly character.

“As a growing tech company, we were looking for a location that supports the balance of work and wellness for our team members,” said Dania Buchanan, Global Head of SmartVault. “The M-K-T Heights location, with direct access to the Heights Hike and Bike trail, onsite bikeshare options, and walkable dining and fitness choices, was ideal for us. Moving later this year gives us the opportunity to reimagine an interior that prioritizes employee safety and wellness while preserving a collaborative and creative work environment.”

SmartVault signed a lease for 8,500 square feet of office space at M-K-T, a joint venture between Triten Real Estate Partners, Radom Capital, LLC and Long Wharf Capital. JLL leasing agents Russell Hodges, Bubba Harkins, and Jenny Mueller represented the owners in marketing the office space.

M-K-T is composed of adapted industrial buildings converted into a creative mixed-use destination that combines office, retail, restaurants, and health and fitness amenities. The development was designed by Austin architect Michael Hsu in collaboration with landscape architect SWA Group and local architect of record Method.

Tenants and visitors at M-K-T will have access to a diverse set of lifestyle amenities, with roughly 30 restaurant, retail, and fitness options on site. Announced occupants include Miller Grossbard Advisors, XCL Resources, Mendocino Farms, Da Gama Cantina, Burdlife, and Honeychild’s Sweet Creams.

The property offers distinctive modern office spaces featuring exposed ceiling heights ranging from 10 to 24 feet, allowing tenants to incorporate custom internal mezzanines and flexible build-outs to suit their operations.
