AUSTIN – (Realty News Report) – Arch-Con Corporation, a general contractor, is constructing a 17-story Fairfield Inn & Suites in Austin’s Rainey Street District, just east of downtown.
The 152,000-square-foot hotel will rise at 76 East Avenue near Interstate 35 in the lively Rainey Street area, known for its bungalow bars, restaurants and walkable streetscapes.
Houston-based Arch-Con recently opened an Austin office to serve the city’s fast-growing market, which has drawn numerous tech firms. East Austin is also home to a major Tesla facility under construction that is expected to create thousands of jobs.
Austin’s hotel market has been among the strongest in the nation as travel demand returns. Earlier this year White Lodging debuted the 31-story, 613-room Austin Marriott Downtown, located within walking distance of Rainey Street.
Arch-Con has delivered more than one million square feet of hotel space for multiple brands throughout its portfolio.
The new project will contain 126 guest rooms and is being developed by RGB Hospitality with design by MCS Architects.
“This isn’t your typical Fairfield Inn & Suites,” said Marc MacConnell, Arch-Con senior vice president and leader of the company’s Central Texas region. “This high-rise suite hotel occupies a popular, walkable location and will offer downtown views, a rooftop terrace and private balconies for guests to enjoy the city.”
The site is constrained: a Homewood Suites building stands just 11 inches from the project property line. Arch-Con coordinated closely with neighbors and its safety team to plan optimal laydown areas and implement safe construction procedures.
The tower will reach 192 feet. To accommodate the tight footprint, the team is using a self-climbing tower crane that will be raised from an initial 10 stories to 19 stories as construction progresses. “A crane that stacks itself is more economical and practical on this site,” MacConnell noted.
A mature, majestic tree on the property will be preserved and become a visual focal point for the hotel entrance. Arch-Con and an arborist are taking special care to protect the tree and ensure it complements the neighborhood’s charm.
Guest parking will be provided in a six-level, 57,930-square-foot concrete parking garage. The building structure uses cast-in-place concrete on piers, and exterior materials include a mix of EIFS, metal panels and glass.
