HOUSTON – (Realty News Report) – Trammell Crow Company, in partnership with Daiwa House Texas, has broken ground on Blue Ridge Commerce Center, a five-building industrial park in Fort Bend County on Houston’s southwest side.
The 1.4 million-square-foot development will sit on 92 acres at the northwest corner of Fort Bend Parkway and McHard Road, about two miles south of Beltway 8.
Construction is scheduled to be completed in the summer of 2025. The project is located within Houston’s rapidly expanding southwest industrial submarket.
“Houston’s southwest submarket is one of the fastest-growing industrial markets in the region and had vacancy below five percent as of the second quarter of 2024. With a noticeable slowdown in new supply, we expect demand for Class A industrial space to remain strong into 2025 and beyond,” said George Farish of Trammell Crow. “Blue Ridge will offer modern logistics and manufacturing facilities that are in high demand. It will be an appealing option for companies looking to enter or expand their presence in Houston.”
Blue Ridge Commerce Center will include five industrial buildings available for sale or lease:
- Building 1: 257,001-square-foot cross-dock facility with 36-foot clear height
- Building 2: 157,626-square-foot front-load facility with 32-foot clear height
- Building 3: 153,928-square-foot rear-load facility with 28-foot clear height
- Building 4: 351,055-square-foot cross-dock facility with 36-foot clear height
- Building 5: 431,017-square-foot cross-dock facility with 36-foot clear height
The CBRE marketing team of Cape Bell, Jason Dillee, and Kayla Ripple is handling leasing and sales for the project.
Trammell Crow is pursuing LEED certification across all five buildings. Building 2 will include roof-mounted solar panels to enhance business resiliency and help reduce operating costs for tenants.
Public infrastructure improvements serving the park include newly constructed public roads, a traffic signal on McHard Road, upgraded underground utilities, a regional stormwater detention pond, and new public sidewalks.
Seeberger Architecture is the project architect and BGE is the civil engineer. E.E. Reed Construction is the general contractor for the buildings, while Linco Construction Co. is responsible for the public infrastructure improvements.
Sumitomo Mitsui Banking Corporation is the project lender providing financing.
