New Office Tower Rising in Springwoods Village: What to Know
Patrinely Group is developing a 150,000-SF speculative office building in Springwoods Village.
HOUSTON – A joint venture led by Patrinely Group, together with USAA Real Estate and CDC Houston, has broken ground on CityPlace 1, a 149,600-square-foot office development.
CityPlace 1 sits within Springwoods Village, a 2,000-acre mixed-use community in north Harris County that also hosts the 3 million-square-foot Exxon Mobil campus.
This project marks the third office development currently under construction by Patrinely Group in Springwoods Village, one of the most active concentrations of office development in Texas.
CityPlace 1 will be the first multi-tenant office building in the CityPlace portion of Springwoods Village. Scheduled for completion in the second quarter of 2019, the building will offer approximately 122,700 square feet of office space and about 26,900 square feet of ground-floor retail.
“CityPlace 1 is another major milestone as CityPlace continues to become the new urban center in north Houston,” said Robert Fields, President and CEO of Patrinely Group. “With the ABS headquarters, Marriott CityPlace, and the HP campus nearing completion, and Star Cinema Grill coming soon, we are creating a truly unique, walkable, mixed-use destination.”
In addition to CityPlace 1, Patrinely Group is delivering several other major projects in Springwoods Village: a 327,000-square-foot building for the American Bureau of Shipping (scheduled for completion in the fourth quarter of 2018) and two buildings totaling 378,000 square feet slated to open later the same year to accommodate HP.
Springwoods Village is located on the west side of Interstate 45, just north of the Grand Parkway.
Leasing for CityPlace 1 is being led by Patrinely’s Dennis Tarro alongside JLL’s Chrissy Wilson and Russell Hodges. Retail leasing efforts are being managed by Transwestern’s Crystal Allen and Chace Henke.
