FRIENDSWOOD – (Realty News Report) – Taylor Morrison, the fifth-largest home builder in the United States, has broken ground on Avalon at Friendswood, a 184-acre master-planned community located west of West Boulevard in Friendswood. The development is bisected by the newly constructed Friendswood Lakes Boulevard, which connects FM 528 and FM 518.
Offering 300 lots, Avalon at Friendswood will be a gated community centered around the scenic Friendswood Lake.
Todd Rasmussen, President of Taylor Morrison’s Houston Division, said: “As the only new-build community in Friendswood, Avalon will deliver a high level of architectural character and thoughtful design to create a strong, cohesive sense of neighborhood. The lake, green spaces and pedestrian paths will shape a beautiful, intimate environment with lakefront homes and lake views throughout. A range of lot sizes also makes this community attainable for families seeking amenity-rich living.”
Lakefront 90-Foot Lots
The initial phase of Avalon at Friendswood will include approximately 50–60 lots located south of Friendswood Lakes Boulevard on the lake’s east side. Model-home construction and presales begin in July. Taylor Morrison will develop homes on 60- and 70-foot lots, while Darling Homes will build on lakefront 90-foot lots.
From the community’s entrance, residents will encounter sweeping views of the 36-acre lake. The community is designed so nearly every home offers a lake view and access to water-based recreation such as kayaking, boating and fishing. Community amenities will include a terraced event lawn with pergolas, sports courts, a summer house with an outdoor fireplace and a cozy fire pit illuminated by festoon lighting.
This marks the first Avalon community launched in seven years. The Houston-only Avalon brand traces back to 1988 with its first neighborhood in Sugar Land. Today there are eight Avalon communities in the greater Houston area, including Avalon at Riverstone in Sugar Land; Avalon at Sienna in Missouri City; Avalon at Cinco Ranch; Avalon at Spring Green; Avalon at Seven Meadows; Avalon at Pine Mill in Katy; and an upcoming Avalon in the Cypress area.
Avalon at Friendswood enjoys convenient access to major thoroughfares, employment centers and nearby retail, dining and entertainment. The community is primarily within Friendswood ISD, with a few southern lots falling under Clear Creek ISD.

Home Building Surges in Houston
Houston’s homebuilding market saw strong activity in the first quarter of the year, with 9,917 single-family home starts—the highest level since 2007—according to Zonda housing analysts.
Analysts say homebuilding is poised for an exceptional year in Houston, though growth is constrained by a shortage of developable lots, skilled labor and building materials, said Lawrence Dean, Houston regional director for Zonda.
The inventory of vacant lots available to builders in Houston is at historically low levels, according to Zonda and records from its predecessor firm, Metrostudy.
Sales momentum remains robust as buyers move quickly to secure historically low mortgage rates.
