First Industrial Trust Announces New Project Leasing Success

First 290 project is 100 percent leased.

HOUSTON – (Realty News Report) – First Industrial Realty Trust has finalized two leases that bring its newly completed First 290 development, at 6913 Guhn Road in Northwest Houston, to full occupancy just four months after delivery.

The 126,250-square-foot bulk warehouse is now leased to Iron Mountain (45,990 square feet) and Black Horse Carriers (80,260 square feet).

Matteson Hamilton and Jeremy Lumbreras of Stream Realty Partners represented the landlord. JLL’s John Talhelm and Kevin Erck represented Iron Mountain. Stephen Schneidau of Cushman & Wakefield represented Black Horse Carriers.

“First Industrial continues to expand its presence in Houston, and we are actively seeking additional opportunities similar to First 290,” said Brad Kluever, Investment Officer at First Industrial Realty Trust.

Lumbreras added, “Tenants were drawn to the building’s modern amenities and its strategic infill location in the heart of Northwest Houston.”

Stream Realty Partners recently released its second-quarter market report, which notes a 6.5 percent availability rate for the northwest submarket.
