HOUSTON – (Realty News Report) – Hines, the global developer known for skyscrapers and large-scale communities, has launched a 110-acre residential neighborhood in suburban Tomball where Taylor Morrison will build homes.
Named Raburn Reserve, the community sits about 30 miles northwest of downtown Houston, north of the Grand Parkway and near Highway 249.
Taylor Morrison, ranked among the nation’s largest homebuilders, announced Thursday that it has purchased 391 lots in Raburn Reserve.
The builder plans homes starting in the $300,000s, with floor plans ranging from approximately 1,700 to 3,100 square feet. Construction of model homes is scheduled to begin in August.
“Raburn Reserve is in an excellent location, just five minutes from both the Grand Parkway and Tomball Parkway,” said Todd Rasmussen, Taylor Morrison Division President for Houston. “We’re excited to be part of this development and to offer homes that meet the needs of move-up buyers and empty nesters. With inventory so low across the Houston market, we expect this community to be very popular given its location and convenient access.”
The first phase of Raburn Reserve will include more than 130 homes.
Taylor Morrison will provide a mix of one- and two-story plans with generous living areas and open-concept designs. Many plans include secondary bedrooms on the first floor, flexible spaces, and options for five to six bedrooms and three- to four-car garages. All homes will incorporate LiveWell features—a package focused on improved indoor air and water quality and reducing exposure to harmful chemicals.
The homebuilding market has seen strong activity this year, with home sales reaching new highs and builders reporting lot shortages. Land sales have been heated nationwide as developers work to keep up with demand. Mortgage rates remain low, and home prices have climbed to record levels.
Tomball takes its name from U.S. Congressman Thomas Henry Ball, who moved to the Houston area in 1902 and played a key role in development efforts such as the Port of Houston.
Founded in Houston in 1957 by Gerald D. Hines, Hines has developed several large communities. One of its most prominent projects is First Colony, a 9,700-acre master-planned community in Fort Bend County on Houston’s southwest side. First Colony now includes roughly 14,000 single-family homes, according to Hines.
