HOUSTON – (Realty News Report) – Arroyo Energy has leased office space in the newly completed CityPlace 1 building, located in the CityPlace development within Springwoods Village, north of Houston.

Arroyo Energy is the first tenant to commit to the 149,500-square-foot building, which was developed by a joint venture of Patrinely Group, USAA Real Estate and CDC Houston. “We are pleased to announce our first office lease in CityPlace 1 with Arroyo Energy Investors,” said Robert Fields, president and CEO of Patrinely Group, a Houston-based real estate development firm. “With ABS headquarters, Marriott CityPlace and the HP Inc. campus complete, and amenities such as Star Cinema Grill and 24 Hour Fitness coming soon, we are excited to welcome more employees to this unique, walkable mixed-use destination.”

Arroyo Energy Investors will relocate from The Woodlands and occupy 9,426 square feet on the fourth floor of CityPlace 1. The building offers approximately 122,500 square feet of office space and 27,000 square feet of ground-floor retail.

Arroyo Energy Investors was represented by Jason Tangen of Colliers International. The landlord was represented by Chrissy Wilson and Russell Hodges of JLL on behalf of Patrinely Group, with oversight by Dennis Tarro.

“This multi-tenant building is ideal for small to mid-size tenants and is prominently located in the heart of CityPlace,” said Warren Wilson, executive vice president of CDC Houston, the master developer of Springwoods Village.

CityPlace is a 60-acre, fully integrated mixed-use project adjacent to the ExxonMobil campus. Once fully developed, the commercial center will include up to 8 million square feet of Class A office space, about 500,000 square feet of integrated retail and additional multifamily housing. CityPlace serves as the urban commercial core of Springwoods Village and already hosts major corporate operations, including HP Inc., Southwestern Energy, the American Bureau of Shipping, and the future headquarters of Hewlett Packard Enterprise.

Springwoods Village is a 2,000-acre, master-planned, mixed-use community situated at the junction of Interstate 45, the Hardy Toll Road and the Grand Parkway, designed to combine office, retail, residential and recreational uses in a walkable setting.
