Bel Furniture Wins Major Transwestern Distribution Contract

Bel Furniture will occupy a large distribution center in Katy.

KATY, Texas — Bel Furniture is set to open 415,296 square feet of combined showroom and distribution space at the West Ten Distribution Center, located on Interstate 10 at Cane Island Parkway in Katy, just west of Houston. The two-building complex features a 74,793-square-foot showroom plus 340,503 square feet of distribution space, providing a substantial footprint for retail and logistics operations.

The speculative development was delivered by Transwestern Development Company on a 75-acre tract the firm purchased in 2014 from Houston-based Parkside Capital. The larger West Ten Business Park is a 450-acre, master-planned complex, and Transwestern still controls more than 42 acres of the original site that remain available for future development, build-to-suit projects, or sale to end users.

Transwestern’s Brian Gammill handled representation for the owner in the transaction, while Billy Gold of CBRE represented Bel Furniture.

“The completion of the Grand Parkway has been a game changer for the west Houston submarket,” said Pete Johnston, Senior Vice President at Transwestern Development Company. “In addition, the completion of Cane Island Parkway provides West Ten users immediate access directly from Interstate 10.”

Bel Furniture has grown into one of Texas’s leading furniture retailers. The company employs more than 350 people and operates 15 retail locations and three distribution centers across the state, including facilities in Houston, Humble, Webster, and Beaumont, as well as a large showroom in San Antonio.

“We have been looking for an opportunity to open a large retail and distribution operation in west Houston to serve our expanding customer base, and West Ten was an ideal fit for us based on the quality of the new buildings, strategic location, visibility and access to Interstate 10,” said Jamal Mollai, Owner and Founder of Bel Furniture.

The West Ten project reinforces a trend of new industrial and retail development along key Houston corridors, where improved highway connections and master-planned business parks are attracting national and regional retailers seeking modern facilities and strong transportation access. With remaining acreage available, West Ten is positioned to support additional tenants and tailored developments that capitalize on the area’s improved connectivity and growing consumer base.
