HOUSTON – Codilis & Stawiarski, P.C., a law firm focused on representing mortgage lenders and servicers, has leased an entire floor at 400 North Belt in the Greenpoint neighborhood of Houston. The firm signed for 19,675 square feet in the building, which is owned by an affiliate of Hartman Income REIT, a Houston-based real estate investment company led by Al Hartman.
The tenant was represented by Brandi McDonald of Newmark Grubb Knight Frank. Corinne Agrella and Richard Maloof acted as leasing representatives for Hartman Income REIT.
Located roughly one mile east of Interstate 45 near Imperial Valley Drive and Houston’s William P. Hobby Airport, the 12-story, 231,000-square-foot office building at 400 North Belt was originally constructed in 1982. Hartman Income REIT acquired the property from Parkway Properties in 2015 for $10.2 million.
Hartman Income REIT currently owns and manages nearly 50 properties totaling about 4 million square feet of office, industrial and retail space across Houston, Dallas and San Antonio. The company’s regional portfolio reflects a focus on multifamily asset types and commercial properties within key Texas markets.
This lease strengthens the building’s tenancy and aligns with broader market demand in the area for well-located office space near major transportation corridors and airport access. For Hartman Income REIT, the transaction underscores continued leasing activity across its Houston portfolio as the firm pursues stabilization and occupancy gains in its assets.
