CustomSpace will operate in this building at 5301 Polk in Houston.

HOUSTON – CustomSpace, a provider of flexible industrial workspace similar to co-working in the office sector, has leased 113,152 square feet at 5301 Polk Street in Houston.

Brokers Barkley Peschel and Mike Davis of Colliers International, together with Trey Erwin of Lee & Associates, represented CustomSpace in the lease transaction.

CustomSpace supplies flexible units ranging from 250 to 10,000 square feet for businesses that need storage, light assembly space, or other industrial support. Locations include operational amenities such as forklifts and handled logistics to support a variety of tenant uses.

This Houston site marks CustomSpace’s eighth location and its first property in Texas, expanding the company’s footprint into a major logistics market.

CustomSpace provides full-service warehousing, storage, and office accommodations tailored to small and growing businesses. The company’s model enables firms to operate on a modest scale while leveraging services typically found in larger warehouses—package handling, equipment like forklifts, and managed logistics. Flexible lease terms, rapid move-in options, and customizable unit sizes make it easy for diverse enterprises to scale operations quickly.

CustomSpace serves a wide range of customers, from light manufacturers and assembly operations to non-profits, import/export firms, furniture rental companies, and other small businesses that benefit from shared industrial infrastructure.
