Law Firm Signs Lease for Office Space in Downtown Houston Hines Tower

The 717 Texas building in downtown Houston was developed by Hines.

HOUSTON – Hines, the international real estate firm, announced that Dallas-based law firm Shackelford, Bowen, McKinley & Norton has signed a new 15,000-square-foot lease at 717 Texas, a downtown tower near Houston’s Theater District.

Hines recently completed a comprehensive renovation of the 33-story tower, creating a hospitality-inspired lobby with new furnishings, refreshed wall and elevator finishes, upgraded lighting and an enhanced security console.

“This lease demonstrates market enthusiasm for the repositioning of the asset that was recently completed,” said Hines Senior Vice President John Mooz.

Shackelford, Bowen, McKinley & Norton was represented by John and JW Amend of The Amend Group in the lease negotiations. Connor Saxe and Win Haggard with Colvill Office Properties represented Hines, the building’s developer, owner and property manager.

717 Texas is a 697,195-square-foot Class A office tower located in the northern part of Downtown Houston. Designed by HOK and clad in granite, the building features some of the most energy-efficient and environmentally friendly office space in the city. Completed in 2003, 717 Texas was the first skyscraper in Texas to achieve LEED Platinum certification for an existing building. When it opened 16 years ago, the tower was known as the Calpine Center.

The 717 Texas building occupies a block bounded by Texas Avenue, Louisiana Street, Prairie Street and Milam Street.

Hines is also constructing two major high-rise projects across the street from 717 Texas on adjacent blocks:

On Block 42, Hines is developing a 46-story, 373-unit apartment tower on a half-block bounded by Preston, Prairie and Milam. This project, called The Preston, replaces the former Houston Chronicle garage and will be the tallest residential development in Houston.

On Block 58 to the east, Hines is developing Texas Tower, a 47-story office project rising on a block bounded by Texas Avenue, Travis Street, Milam Street and Prairie Street. Hines is developing the roughly 1 million-square-foot office tower in partnership with Ivanhoé Cambridge of Canada.
