HOUSTON – (Realty News Report) – Sueba USA is expanding its Energy Corridor portfolio with a new upscale multifamily community, San Estrella. The project sits on a nine-acre parcel at 13475 Rincon Drive near the northwest corner of Eldridge Parkway and Westheimer Road.
Now under construction, San Estrella is Sueba’s fourth multifamily development in the Energy Corridor submarket. Over the past 25 years, the Houston-based residential and commercial developer has delivered more than 2,000 single-family luxury homes in the area, along with two grocer-anchored retail centers.
The 318-unit community will offer studio, one-, two- and three-bedroom floor plans with soft-loft design elements including open living areas, high ceilings, oversized windows, island kitchens, high-efficiency appliances and contemporary building systems. The property will also include detached garages — several equipped with electric vehicle charging stations — and private storage rooms.

ApartmentData.com president Bruce McClenny said April was one of the strongest months ever for the Houston apartment market, with a net of nearly 5,400 units absorbed. Over the past 12 months, 22,368 apartment units opened in Houston. Another 64 properties with 16,954 units are currently under construction, and 97 communities totaling 28,059 units are being proposed.
New Sueba Project Arrives in Energy Corridor in 2022
Sueba plans to begin pre-leasing at San Estrella in summer 2022, with initial move-ins expected in fall 2022.
The four-story community will feature units ranging from 480 to 2,087 square feet, with an average residence size of approximately 801 square feet.
San Estrella’s location provides convenient access to the Energy Corridor employment hub and major commuter routes including Interstate 10, Beltway 8 and the Westpark Toll Road.
“Our roots are well established in the Energy Corridor area,” said Raymond Gabriele, vice president of Sueba USA Corporation. “The area will always be on our radar screen for future opportunities.”
San Estrella is adjacent to two existing Sueba neighborhood developments: Lakes of Parkway, featuring homes priced from the $600s to $1.5 million, and The Parkway at Eldridge, where new homes range from the $600s to $2.5 million. Both communities were developed by Sueba USA in partnership with local homebuilder Kickerillo Company.
Recently, Sueba USA added to its portfolio of upscale Houston-area multifamily properties with the opening of the 309-unit Town Center Lofts in Rosenberg. The company’s next planned multifamily project, Boardwalk Lofts in Katy, is expected to begin pre-leasing in early summer.
