Houston Land Market Insights: Q&A with Veteran Broker Stan Creech

Houston real estate icon Stan Creech may not buy land himself, but he has brokered it — roughly $2 billion worth over more than 40 years in the industry. Realty News Report spoke with Creech about land values, the hottest neighborhoods in Houston, and the expanding Grand Parkway Corridor, which has unlocked thousands of acres for development.

Realty News Report: Is the land market strong in Houston?

Stan Creech: Yes. Demand remains strong across multiple sectors: single-family residential, suburban multifamily, retail, industrial, and self-storage. The office market has also stabilized and shows signs of improvement.

Realty News Report: Are land prices rising?

Stan Creech: Yes. Land prices are increasing because demand is outpacing the supply of developable parcels — especially those with existing utilities and adequate drainage.

Realty News Report: Which area of Houston is hottest for land sales right now?

Stan Creech: The Grand Parkway Corridor. Segments of the planned 184-mile Grand Parkway (State Highway 99) form a loop around the Houston metro area. Along the northwest side, drivers can travel without interruption from I-10 near Katy to I-69/US 59 north of the city. That corridor has become prime real estate development ground.

Realty News Report: How has the Grand Parkway influenced Houston’s growth?

Stan Creech: It has opened thousands of acres to development. The Grand Parkway is to Houston real estate what Tiger Woods is to golf — it draws developers and attention. Everyone wants to be where the activity and opportunity are.

Realty News Report: What if the road had not been built? How would that have affected growth?

Stan Creech: Without it, Houston’s ability to absorb and manage inevitable growth would have been severely constrained.

Realty News Report: What impact has the most recent northern stretch — from Highway 290 to 45 to I-59 NE — had on development?

Stan Creech: That segment allows North Houston to grow in ways similar to West and Southwest Houston, enabling new residential, commercial, and industrial projects to locate there.

Realty News Report: The 3 million-square-foot ExxonMobil campus was built in far northern Harris County near the Grand Parkway. Did the parkway make that possible?

Stan Creech: Absolutely. The ExxonMobil relocation was contingent on the Grand Parkway; it likely would not have occurred without that infrastructure in place.

Realty News Report: Does frontage on the Grand Parkway affect a tract’s value?

Stan Creech: Yes. Properties with Grand Parkway frontage enjoy superior visibility and accessibility, which increases their market value.

Realty News Report: Which stretch of the Grand Parkway was most significant? The western section near Cinco Ranch?

Stan Creech: Cinco Ranch played a major role, triggering a wave of development when it located its marketing frontage on the Grand Parkway in 1994. Many major land transactions occurred as the Parkway opened. My firm brokered several strategic sales, including 850 acres at Grand Parkway and US 59 to Walter Mischer; 725 acres at Grand Parkway and I-10 for Texas Commerce Bank; and 2,525 acres for R.E. Smith at Grand Parkway and US 290.

Realty News Report: Were there any downsides to the Grand Parkway?

Stan Creech: If there were negatives, they’re far outweighed by the positives. Overall, the Parkway has been overwhelmingly beneficial for regional growth and development.

Realty News Report: Any final thoughts?

Stan Creech: The Grand Parkway has been a true game changer. Its impact on Houston real estate cannot be overstated.
