Avera Signs Major Lease with National Restaurant Supply Company

HOUSTON – (Realty News Report) – The Avera Companies, a Houston-based commercial real estate development, construction, and investment firm, has signed a major restaurant supply company as the tenant for its Cedar Port Logistics development.

The lease covers 643,940 square feet, making it one of the largest industrial real estate transactions completed in the Houston area in recent years.

Avera partnered with AEW Capital Management to develop and construct Cedar Port Logistics I.

The Webstaurant Store, Inc., the tenant, signed a long-term lease for a total of 643,940 square feet on more than 40 acres at Cedar Port Logistics I.

Webstaurant Store is the largest online restaurant supply retailer, offering a broad selection of commercial equipment and wholesale supplies across foodservice categories as well as healthcare, education, beverage, office, parts, and hospitality sectors.

Cedar Port Logistics is strategically located along the Grand Parkway (SH 99) near FM 1405, SH 225, SH 146, and Interstate 10, providing direct access to shipping container terminals at the Port of Houston.

“We are pleased that our development professionals and our exceptional in-house construction team were able to work together flawlessly through the pandemic to deliver another outstanding facility,” said Odom.

The Cedar Port Logistics I site provides direct transit options to both Barbours Cut and Bayport container terminals, enabling convenient and cost-effective drayage to and from the ports. Park amenities include access to over 100 miles of rail service via Union Pacific and BNSF, rail storage, two barge terminals, and pipeline connectivity. Tax incentives and Foreign Trade Zone designations are also available.

Gray Gilbert, Holden Rushing, and Chris Haro of NAI Partners represented Cedar Port Logistics I in the leasing transaction. The tenant, Webstaurant Store, Inc., was represented by Jim Belcher and Rob Stillwell of Newmark.

Cedar Port Logistics I is a cross-dock distribution facility featuring a 36-foot clear height, 46 feet 8 inches by 56 feet column spacing, 60-foot speed bays, and an ESFR sprinkler system. The building includes 185-foot truck courts on each side and 211 trailer parking spaces to support heavy logistics operations.
