Brookshire Distribution Center: Construction and Timeline Update

BROOKSHIRE, Texas – Realty 1 Partners, a Richmond, Texas–based real estate development firm, has broken ground on a new industrial distribution project on Houston’s west side in Brookshire. Named Point West Distribution Center, the facility is scheduled to be ready for occupancy in the fourth quarter of 2021.

Realty 1 Partners has appointed Boyd Commercial, LLC as the leasing broker for the project. Boyd Commercial’s Andrew Sowell and Bo Pettit will lead the leasing efforts.

Arch-Con Corporation will serve as the general contractor. Designed by Tramonte Design Studio, the tilt-wall distribution building will total approximately 133,900 square feet and will be located at 32303 US Highway 90 in Brookshire, close to a major Amazon distribution site.

The single-story facility will offer a clear height of 32 feet and will be available for lease or purchase. The building sits on roughly 10.5 acres, providing flexible options for warehouse, distribution, and light industrial users.

Houston’s industrial market experienced significant growth in 2020 as e-commerce activity drove strong demand for warehouse space and construction activity expanded. Over the year, the Houston market absorbed about 12.2 million square feet of industrial space, roughly equivalent to 280 acres under roof, according to Cushman & Wakefield.

At present, Houston has approximately 19.4 million square feet of industrial space under construction. Development is concentrated in several submarkets: Waller County (about 5.1 million square feet), Southwest-Far (approximately 3.6 million square feet), Montgomery County (around 3.1 million square feet), and Southeast-Far (roughly 2.4 million square feet), the Cushman & Wakefield report notes.
