Patrinely Opens Massive Corscale Campus Data Center

GAINESVILLE, VA – (Realty News Report) – Ground has been broken on the first building of a 2.3 million-square-foot data center campus in northern Virginia, the Houston-based Patrinely Group announced. The project will occupy a 130-acre site and is being developed by Corscale, the data center division of Patrinely Group, in partnership with capital partner USAA Real Estate.

The campus is planned to deliver more than 300 megawatts of capacity. The initial phase will provide 72 megawatts and is expected to be operational in the fourth quarter of this year. That first building will be a two-story facility with eight data halls and accompanying office space, totaling approximately 483,000 square feet. Corgan Associates is the project architect and HITT Contracting serves as general contractor. The first building is currently available for lease.

When complete, the Corscale Northern Virginia campus will encompass 2.3 million square feet across five two-story buildings and deliver approximately 306 megawatts of utility power. An on-site Dominion Energy substation will supply power and support design densities beyond 300 watts per square foot. The campus is being designed with multiple energy-efficiency measures, including advanced cooling systems, real-time energy tracking, and water conservation technologies.

“This launch of Corscale’s Northern Virginia data center campus is a testament to our vision to develop a global portfolio of sustainable data centers,” said Stuart Levinsky, Senior Vice President, Sales & Marketing at Corscale. “It will be one of the largest data center developments in Prince William County to launch in 2022.”

Nic Bustamante, Senior Vice President of Development for Corscale, added that the company is prioritizing decarbonization and sustainability efforts. “Corscale is focused on implementing industry-leading de-carbonization and sustainability initiatives. We want to ensure that as stewards of critical natural resources, we enable our clients’ goals through real-time energy transparency,” he said.

Patrinely Group, through its Corscale brand and in partnership with USAA Real Estate, is also developing additional data center sites across the United States and in the United Kingdom. Corscale’s expansion roadmap includes future sites in London, Santa Clara, California, locations in Texas, and another development in Northern Virginia.

USAA Real Estate is a global, integrated real estate investment firm with approximately $30 billion in assets under management. USAA Real Estate, together with Bridger Holdings, acquired a substantial interest in Patrinely Group in late 2020. Over the past 35 years, Patrinely Group and USAA Real Estate have collaborated on more than 50 development projects.

Patrinely recently completed the global headquarters campus for Hewlett Packard Enterprise within the City Place development north of Houston. The LEED Silver HPE campus consists of two five-story buildings connected by bridges on each floor.
