IOWA COLONY, Texas – Construction is underway at the Shops at Meridiana, the first retail development at the entrance to Meridiana, a 2,700-acre master-planned community located off Highway 288 south of Pearland, according to Hunington Properties.
Developed by Rise Communities, Meridiana is part of a broader wave of growth along the Highway 288 corridor, a key commuter route to Houston’s Texas Medical Center, which employs more than 100,000 people.
Homebuilders in Meridiana reported 467 new home sales in 2021, a 19 percent increase over the 391 sales recorded in 2020, according to RCLCO Real Estate Consulting. Those figures placed Meridiana as the 45th best-selling master-planned community in the United States in 2021.
When completed, Meridiana will include approximately 6,500 homes. More than 1,000 residences have already been finished.
Hunington Properties says the Shops at Meridiana will be a 15,489-square-foot center featuring a Starbucks with indoor seating and drive-thru service, Center Court Pizza & Brew, Meridiana Urgent Care, Rosharon Smiles Dental and Today’s Vision. Tenants are expected to open in March and April 2022. A 1,310-square-foot space in the center remains available, and Hunington Properties is managing leasing for the project.
Hunington Properties, a Houston-based development and brokerage firm, is led by Sandy Aron, a longtime commercial real estate professional.
By 2025, the area within a seven-mile radius of the Shops at Meridiana is projected to have a population exceeding 108,000, according to Hunington Properties.
Meridiana includes an on-site elementary school located about a half-mile from the new retail center, a new junior high approximately 1.5 miles away, and Alvin ISD’s Freedom Field, a 10,280-seat stadium, situated about two miles from the center. A new Iowa Colony High School is scheduled to open adjacent to the community in August 2022.
In addition to retail development, Hunington Properties is active in multifamily projects.
