CityPlace Expands: New Construction at Mixed-Use Development

HOUSTON – A joint venture of Patrinely Group, USAA Real Estate and CDC Houston has announced that 24 Hour Fitness has signed a long-term lease at CityPlace at Springwoods Village in north Harris County.

“24 Hour Fitness is exactly the kind of destination we want at CityPlace to help create an 18-hour urban center,” said Robert Fields, president and CEO of Patrinely Group. “We’re seeing robust interest as we actively market the remaining retail space and hope to announce additional tenants soon.”

The two-story 24 Hour Fitness club will total approximately 38,000 square feet. Chris Neidhardt, Director of Real Estate for the Southeastern U.S. at 24 Hour Fitness, added: “With ongoing development in the surrounding area and the club’s close proximity to the ExxonMobil campus, we’re excited about opening our new location in CityPlace.”

CityPlace sits on a 60-acre site near Interstate 45 and the Grand Parkway corridor, adjacent to the ExxonMobil campus. When fully built, CityPlace will feature about 4 million square feet of Class A office space, roughly 400,000 square feet of retail, a full-service Marriott hotel, a Star Cinema Grill and multiple multifamily projects. CityPlace will serve as the commercial and urban core of Springwoods Village, a 2,000-acre master-planned community located north of Houston and south of The Woodlands. ExxonMobil’s 385-acre campus, housing about 3 million square feet of office space, brings approximately 10,000 employees to the area.

Completed components of CityPlace include The Mark CityPlace, a luxury apartment community developed by Fein; the Houston CityPlace Marriott at Springwoods Village, featuring SwitchHouse Plates & Pours restaurant; and CityPlace Plaza, a public gathering space with activated open areas and an amphitheater for private and public events. Projects slated to open in the fall include the ABS headquarters and HP Plaza, a two-building office campus.

Construction has recently started on CityPlace 1, which will contain 122,700 square feet of office space and 26,900 square feet of ground-floor retail, as well as the CityPlace Mixed Use project that will include Star Cinema Grill.

Dennis Tarro of Patrinely Group, along with Nick Hernandez and Crystal Allen of Transwestern, represented the landlord in the lease transaction. Jeff Hayes of New Quest Properties represented 24 Hour Fitness.
