Rapidly Growing Salon Chain Expands Across Houston Retail Centers
Phenix Salon Suites opening Houston outlets.
HOUSTON – (Realty News Report) – Phenix Salon Suites, the Encinitas, California–based franchise, is expanding its presence in Houston with five new locations arranged by CBRE.
CBRE brokers Sydney Dixon and Brian Ashby represented Phenix Salon Suites, which currently operates 283 locations across 34 states and plans to grow to approximately 300 locations over the next two years.
Phenix signed a long-term lease for the entire second floor of 2101 Smith Street, totaling 7,267 square feet. Additional leases include a 7,000-square-foot space at Westheimer Towne Center (8555 Westheimer Road) and a 6,600-square-foot suite at Price Plaza (20290 Katy Freeway).
“Phenix is best-in-class in the salon suites category, and they have significant opportunity in Houston with only seven locations finalized so far. Landlords are recognizing that salon suites drive steady traffic to shopping centers, often drawing 4,000 to 5,000 female shoppers into a center every month,” said Sydney Dixon.
Two more Houston sites are included in the rollout: a 6,500-square-foot location in the redeveloped Bellaire Towne Center and a 6,713-square-foot space at 2401 North Shepherd, a new Heights development located directly across from the new H-E-B grocery store.
“With Class-A retail at roughly 98 percent occupancy, our team focused on identifying premier locations across the city that align with Phenix’s upscale concept. Phenix remains committed to growth and will continue expanding in Houston,” added Brian Ashby.
CBRE Research reports that retail occupancy in Houston has continued to climb, finishing 2018 at 94.9 percent across all retail classes.
