Liu Warehouse Venture: Amazon Buildings Completed by Frank

Amazon Buildings Completed by Frank Liu

In Houston, Lovett Industrial, a national industrial real estate development firm recently created by Frank Liu and former Hines executive Charlie Meyer, has completed a 1 million SF Amazon warehouse and has more projects in the pipeline.

Two of the projects, totaling approximately 1,300,000 SF were completed on behalf of the global ecommerce company, including a 1,075,000 SF building in Lovett’s Fort Bend Business Park in Missouri City, and a 220,000 SF facility within Lovett’s 99 North Logistics Park in Spring. Both facilities were completed on schedule, under budget and are on long term leases to Amazon.

Lovett Industrial is rapidly expanding nationally.

In February 2020, Frank Liu, owner of Lovett Homes, InTown Homes, and Lovett Commercial, created a new partnership with Charlie Meyer, a 15-year real estate veteran who was most recently with Hines, that is focused on industrial real estate investments across the United States.

The developers have the goal of growing Lovett Industrial into “a premier investor, developer, and operator of logistics facilities across the U.S. “

In the Pipeline: 13 Million SF in Seven States

Currently Lovett Industrial has four regional offices, 16 employees, projects completed and under construction totaling nearly 6 million SF and a project pipeline in design and entitlements totaling 13 million SF across seven markets.

“We are very fortunate to have experienced a tremendous amount of success in the short life span of our company and are grateful to our tenants and project partners for their trust. We have assembled a team of professionals at Lovett that are capable of taking on projects of any scale, coast-to-coast, and we continue to build momentum towards our goal of becoming a leading national industrial real estate firm in all respects,” said Meyer.

Lovett also developed NOVA Logistics Park, in homage to the site’s former long-time occupant NOV, and the project included the redevelopment of an obsolete and vacant manufacturing facility into a Class A 326,000 SF cross dock facility in partnership with the City of Sugar Land, located on 24 acres inside Sugar Land Business Park. NOVA Logistics Park is currently 50 percent leased to Boise Cascade Building Materials Distribution, a national building materials distributor for the residential and commercial construction industry.

With his residential development, Liu has demonstrated the ability to identify Inner Loop neighborhoods that were ripe for new townhome construction.
