Avera Begins Construction on Northwest Houston Distribution Center

HOUSTON – Avera has broken ground on Park 8, a 242,760-square-foot distribution facility located in northwest Houston, a few miles west of Bush Intercontinental Airport.

Situated on 17.2 acres at the southwest corner of Beltway 8 and IH-45 North, Park 8 sits adjacent to Pinto Business Park and occupies a strategic location in a highly sought-after industrial submarket.

Houston’s industrial market remains strong amid broader economic gains: the region added 72,600 jobs in the 12 months ending in February, and higher oil prices this year have bolstered energy-sector profitability, supporting demand for industrial space.

According to NAI Partners, industrial vacancy in the area sits at about 5.9 percent, with roughly 1.4 million square feet of positive absorption, driven in part by ongoing growth in e-commerce activity that continues to fuel demand for distribution and warehouse space.

Park 8 will be built to accommodate modern logistics requirements. The facility will offer a 32-foot clear height and 50-by-52-foot column spacing, and it will feature a cross-dock layout with dock-high loading. Additional specifications include 130-foot truck courts, oversized ramp doors, abundant trailer storage, and an ESFR sprinkler system. The office component will be built-to-suit, and the building will be divisible to meet tenant needs. The site will be fully fenced upon completion.
